Maintenance Operative / Handyperson

Overview
Link Tree Housing is seeking a skilled, reliable, and proactive Maintenance Operative / Handyperson to support the upkeep, safety, compliance, and presentation of our supported and social housing portfolio.
The successful candidate will be responsible for carrying out reactive and planned maintenance, conducting property inspections, identifying issues before they become significant problems, and ensuring our properties remain safe, compliant, and well maintained for residents.
This is a hands-on role suited to someone who is practical, organised, able to work independently, and confident managing a varied workload across multiple properties.
Key ResponsibilitiesReactive Maintenance
- Attend maintenance issues reported by tenants, staff, or management.
- Diagnose faults and carry out repairs efficiently and professionally.
- Repair or replace locks, handles, hinges, closers, and other fixtures.
- Change locks and manage key-related issues.
- Carry out basic plumbing repairs, including taps, toilets, sinks, and minor leaks.
- Undertake basic electrical maintenance where legally permitted.
- Repair walls, ceilings, flooring, skirting boards, doors, and internal fixtures.
- Assemble, install, and repair furniture and fittings.
- Clear minor blockages and drainage issues.
- Undertake decorating, painting, and making-good works as required.
Planned & Preventative Maintenance
- Conduct regular property inspections on a proactive basis.
- Identify defects and maintenance requirements before they escalate.
- Monitor the condition of communal areas, gardens, fencing, gates, and external grounds.
- Carry out routine maintenance works to maintain high property standards.
- Ensure properties remain clean, safe, secure, and presentable.
- Monitor wear and tear and recommend repairs or replacements where necessary.
Fire Safety & Compliance
- Conduct routine inspections of fire doors and associated hardware.
- Repair, adjust, and maintain fire doors where appropriate.
- Replace seals, closers, hinges, signage, and ironmongery.
- Check emergency lighting and fire safety equipment for visible defects.
- Ensure fire escape routes remain clear and unobstructed.
- Assist with implementing recommendations arising from Fire Risk Assessments.
- Report any compliance concerns immediately to management.
Property Inspections
- Conduct weekly and monthly inspections of properties and communal areas.
- Complete inspection reports using company systems and mobile devices.
- Identify maintenance, health and safety, safeguarding, or welfare concerns.
- Photograph and document issues requiring further action.
- Monitor properties against company standards and compliance requirements.
Voids, Onboarding & Tenant Moves
- Prepare vacant properties and rooms for new tenants.
- Carry out property condition checks before and after occupancy.
- Complete inventories, handovers, and onboarding inspections.
- Replace locks following tenancy changes.
- Ensure rooms and communal areas meet company standards prior to occupation.
- Support property onboarding projects and new property acquisitions.
Contractor Liaison
- Obtain quotations where requested.
- Monitor contractor attendance, workmanship, and completion of works.
- Assist with arranging access to properties.
- Report incomplete, defective, or substandard works.
- Conduct follow-up inspections where required.
Health & Safety
- Comply with all company health and safety policies and procedures.
- Use tools, equipment, and vehicles safely and responsibly.
- Maintain accurate maintenance and inspection records.
- Report accidents, incidents, hazards, and near misses promptly.
- Ensure company vehicles, tools, and equipment are maintained in good condition.
Additional Duties
- Respond to emergency maintenance issues when required.
- Assist with CCTV, security, access control, and property safety systems.
- Support compliance inspections and audits.
- Assist with sourcing materials and managing stock levels.
- Carry out any other duties reasonably associated with maintaining and improving the company's housing portfolio.
Essential Requirements
- Proven experience in property maintenance, facilities management, housing maintenance, or a similar role.
- Good practical skills across multiple trades, including basic carpentry, plumbing, decorating, and general repairs.
- Ability to work independently and manage workload effectively.
- Strong problem-solving and fault-finding abilities.
- Good communication and customer service skills.
- Ability to complete inspection reports and use mobile applications and software.
- Full UK Driving Licence.
- Willingness to travel between properties.
Desirable
- Experience within social housing, supported housing, HMOs, or residential property management.
- Experience carrying out fire door maintenance and repairs.
- Maintenance-related qualifications.
- Health & Safety qualifications.
- DBS Check.
- Experience using property management software.

Location: Stoke, will be needed in Nottingham, Manchester, Bury, Bolton, etc as and when required. But mainly required in Stoke.
Pay: £15.00 per hour
