Full job description

There is a requirement for a Building Safety & Quality Manager for the R3 & R4 high-rise residential buildings on the Sugar House Island project, the role will be to Coordinate with the Client PM Team, Principal Designer, Registered Building Inspector (RBI), consultants, and supply chain partners to ensure compliance with Gateway and Building Safety Act obligations.

Experience managing NCRs, ITPs, QA workflows, and digital quality management systems within high-rise residential construction and an understanding of passive fire protection, façade systems, structural interfaces, and safety-critical installation processes.

Core Responsibilities:

Golden Thread of Information Management

· Digital record management

· Evidence collection

· QA traceability

· Asset information handover

· As-built verification

· Support Gateway 3 and project completion requirements through collation and verification of quality, compliance, commissioning, and as-built documentation

Interface With Principal Duty holders

· Client PM Team

· Principal Designer

· Building Safety Regulator

· Design teams

· RBI

· Supply chain installers

Quality Assurance / Process (ITPs)

· Manages a structured inspection and test plan (ITP) process covering:

· Delivery checks (damage, defects)

· Pre-lift inspections for structural integrity and damage during transport

· Installation checks (alignment, tolerances)

· Structural connections (welds, grout, etc.)

· Fire protection elements

· Traceability of all elements from design to installation

· Ensuring formal “hold points” where work cannot proceed without approval

· Completion compliance

· Handover readiness

· Gateway 3 support

Inspection Approach

· Structured digital inspection and assurance processes with auditable inspection records

· Linked defect protocols

· Use of digital quality management platforms and photographic evidence capture systems (e.g. Field View)

· All structural/fire-critical elements likely require 100% inspection, not sampling.

· Managing Responsibility & Risk

· Ensure non-compliant works are identified, recorded, escalated, and prevented from progressing until appropriately resolved

· Ensure processes are followed

· Structural vs installation tolerances are adhered to

· Control when work must stop vs can proceed

· Manage additional engineering support

· Fire & Structural Records

· Missing or incomplete documentation flagged to senior management

Technical Competency

· Experience with façade systems

· Fire stopping inspections

· QA software platforms

· Inspection regimes

· NCR management

Key Skills & Qualifications required

Experience: 5+ years in building safety compliance during construction within the UK on residential high-rise buildings.

CIOB Level 6 Diploma in Building Safety Management, or equivalent qualifications in fire safety or building surveying.

Legislative Knowledge: Deep understanding of the Building Safety Act 2022, Fire Safety Order 2005, and CDM Regulations.

Technical Expertise: Familiarity with high-risk structural engineering principles, cladding systems, and mechanical/electrical safety installations.
