Positioned close to the village centre, with a junior school, local surgery and strong residential catchment nearby, the pub benefits from consistent local trade alongside passing custom from canal users and destination dining guests.

This is a pub is currently delivering £13,000 weekly sales, with a 62.5% wet and 37.5% food mix. The pub enjoys a strong reputation as a reliable food-led destination, delivering a branded Marston’s menu alongside an established Sunday carvery. The bar area serves a busy mix of locals and boaters, while two separate restaurant areas cater for both relaxed dining and more structured occasions.

There is clear scope to further grow both wet and food sales through a more proactive events calendar, strong reasons to visit, and by converting occasional wet customers into more regular guests.
