Warranty Inspector (Freelance)

About Us

Hickton Quality Control provides independent, professional quality inspection services across the construction industry. Working on behalf of leading warranty providers, we deliver comprehensive stage inspections to ensure residential developments meet required technical standards and warranty compliance criteria.

Our role is to protect all stakeholders by identifying issues early, supporting best practice on site, and ensuring that construction is delivered right first time.

The Role

We are seeking experienced and detail-oriented Freelance Warranty Inspectors to join our growing team due to increasing project demand.

You will be responsible for carrying out structured stage inspections on residential developments, reporting on compliance with technical standards, building regulations, and warranty provider requirements.

Key Inspection Stages Include

Foundation Excavations – Assessing ground conditions, depth, bearing strata, and reinforcement prior to concrete pour.
Damp Proof Course & Drainage – Reviewing DPC installation, cavity trays, and below/above ground drainage systems.
Superstructure – Inspecting structural elements including masonry, timber frame, steelwork, and roof construction.
Pre-Plaster – Checking internal works prior to closing up walls and ceilings, including fire stopping and insulation.
Final Inspection – Reviewing overall build quality and compliance prior to handover.

Responsibilities

Conduct independent site inspections in line with warranty provider standards.
Produce clear, accurate, and professional inspection reports within agreed timeframes.
Identify non-compliance issues and provide practical, constructive feedback.
Liaise professionally with site managers, contractors, and developers.
Maintain up-to-date knowledge of building regulations and technical standards.
Represent Hickton Quality Control with professionalism and integrity on site.

About You

Previous experience in residential construction (e.g. Site Manager, Clerk of Works, Building Inspector, Warranty Inspector).
Strong understanding of UK Building Regulations and construction processes.
Excellent attention to detail and a proactive approach to quality.
Ability to work independently and manage your own diary.
Strong communication and report writing skills.
Relevant construction qualifications (HNC/HND/Degree or equivalent experience preferred).
