Qualifications and Experience:

Proven experience as a Site Project Manager in the construction or modular building industry.

Certification as an Appointed Person (AP) for lifting operations.

Strong knowledge of health and safety regulations and best practices.

Excellent project management skills, with the ability to manage multiple projects simultaneously.

Strong communication skills, with the ability to work effectively with diverse teams.

Proficiency in drafting lift plans and evaluating risk assessments.

Conduct thorough site assessments to evaluate physical conditions and access routes, to confirm suitability for modular building installations.

Identify potential challenges such as restricted access, environmental constraints, or utility availability, proactively addressing issues to prevent delays or cost overruns.
Project Planning

Create detailed project plans that clearly define objectives, key milestones, and deliverables tailored to modular building installations.

Establish realistic timelines, coordinating schedules for site preparation, delivery, and installation to meet client deadline.
Risk Assessments and Method Statements

Collect risk assessments and method statements from supply chain partners or independently draft detailed documents to address site-specific hazards, such as lifting operations or working at heights.

Identify potential risks, including environmental, equipment-related, or personnel safety concerns, ensuring all hazards are mitigated through proactive measures.

Develop clear, step-by-step method statements outlining safe working procedures for each task, ensuring compliance with Nixon Hire’s health and safety policies and UK regulations.
Pre-start Meetings

Assist the Internal Operations Manager in organising and facilitating pre-start meetings to align all stakeholders, including subcontractors, suppliers, and site personnel, on project goals and logistics.

Ensure discussions cover critical aspects such as safety protocols, delivery schedules, and installation procedures to guarantee a coordinated project launch.

Clarify roles and responsibilities, addressing potential challenges to ensure the successful delivery and installation of modular buildings.
Project Management

Oversee all phases of modular building installation projects, from initial planning and site preparation to final handover, ensuring seamless execution.

Monitor and enforce adherence to project timelines and budgets, proactively addressing issues like resource shortages or delays to keep projects on track.

Uphold high-quality standards by implementing rigorous quality control measures, ensuring installations meet client specifications and industry regulations.
Lift Planning

Develop detailed, site-specific lift plans for the safe installation of modular building units, outlining crane positioning, load weights, and lifting sequences.

Review plans to ensure compliance with UK regulations, and industry safety standards, mitigating risks associated with lifting operations.

Coordinate with crane operators and rigging teams to validate plans, incorporating site conditions and environmental factors to ensure safe and efficient execution.
Site Supervision

Manage all on-site operations for modular building installations, ensuring activities align with project plans and specifications.

Coordinate subcontractors, suppliers, and site personnel to maintain efficient workflows and resolve any scheduling or performance issues promptly.

Conduct regular site inspections to monitor progress, quality, and safety, addressing any deviations to ensure successful project outcomes.
Health and Safety

Implement robust health and safety protocols in line with Nixon Hire’s policies and UK regulations, such as the Health and Safety at Work Act 1974, to ensure a safe working environment.

Enforce compliance through regular site inspections, identifying and addressing hazards like unsafe equipment use or non-compliance with safety procedures.

Conduct ongoing risk assessments to monitor site conditions, updating safety measures as needed to mitigate risks and protect all personnel.
Client Liaison

Foster clear and consistent communication with clients, providing regular, detailed updates on project milestones, timelines, and any deviations from the plan.

Address client concerns or queries promptly, offering solutions to ensure satisfaction while maintaining project objectives.

Build and maintain strong client relationships through transparency, professionalism, and responsiveness to enhance trust and collaboration.
Resource Management

Strategically allocate personnel, equipment, and materials to meet project demands, ensuring optimal use and minimal waste.

Documentation

Maintain accurate and up-to-date project documentation, including lift plans, risk assessments, method statements, and progress reports, to ensure a comprehensive project record.

Ensure all documentation adheres strictly to Nixon Hire’s health and safety policies and UK regulatory requirements, facilitating compliance during audits or inspections.

Organise and archive records systematically, enabling easy access for project tracking, stakeholder reporting, and future reference.
Demobilisation and Removal

Develop detailed plans for the demobilisation of modular buildings at the end of the hire period, outlining schedules for dismantling, removal, and transport logistics.

Liaise with clients to coordinate removal timelines, ensuring minimal disruption to their operations and addressing any specific requirements.

Manage site restoration post-demobilisation, ensuring the area is left safe, clean, and compliant with environmental standards and contractual obligations, while overseeing the return of units to the depot.
