The Role in a Nutshell
Home Sweet Home is a thriving independent letting agency based right on the Shore in Leith. One of our key team members is heading off on maternity leave this September, so we are looking for an enthusiastic, proactive Property Assistant to step in and help keep our busy portfolio running smoothly.
Working directly alongside the Property Managers and our customer support team, you will be right in the thick of the action. This is a fixed-term contract perfect for someone with looking for a dynamic small-business environment with a customer service natural ready to transition into the industry, with the support of a friendly team.
What You’ll Be Doing (The Day-to-Day)
You won’t just be pushing paper; you’ll be the engine room of our property operations. Your main focus will be:
- The Journey: Managing tenant applications, referencing, and preparing top-tier tenancy documentation.
- On the Move: Overseeing check-in and check-out procedures, including reviewing inventory and check-out documents.
- Out and About: Carrying out property inspections, viewings, check-ins, and check-outs across Edinburgh.
- Spotlight: Marketing properties to find excellent tenants.
- Standards & Compliance: Ensuring new properties meet or exceed the Repairing Standard and current Scottish housing legislation.
- Problem Solving: Actively resolving complaints and disputes between landlords, tenants, and neighbours with a calm, professional head.
- The Tech: Managing our internal systems (if you already know SME Professional and Monday, you’re a massive step ahead).
- Communication: Keeping suppliers, owners, and tenants looped in perfectly via phone and email.
Who You Are
- Mobile: A clean driving license is essential for getting out to properties.
- Autonomous & Organised: You have exceptional organisation skills and are totally comfortable working alone and hitting deadlines.
- A Fixer: You possess a natural "can-do" attitude and doesn't panic when a problem needs solving.
- Tech-Literate: You navigate software easily and have a great eye for detail.
- Preferred Qualified but not essential as full training given: You must hold a minimum of a CIH Level 3 Certification in Letting and Managing Residential Property.
The Logistics & Package
- Hourly Rate: £14.50 per hour (Pro rata £26,230 per annum) - Salary includes a 30min paid lunch break.
- Hours: 32.5 hours per week. We offer flexi-time built around core office hours. 2pm finish on a Friday
- Location: Based at our office at 6 Commercial Street, Edinburgh (Leith).
- Overtime & Emergencies: There may be times when overtime is required.
