Residential Letting Negotiator
Based from our Hamstreet office, nr Ashford, Kent.
Angela Hirst Surveyors and Valuers Ltd offer Residential Sales and Lettings, Rural and Commercial Surveying, Commercial Sales and Commercial & Residential Property Management through the divisions: Angela Hirst Chartered Surveyors and Hirst Commercial.
The basic hours are from 9.00am to 5.30pm with half an hour for lunch – Five days a week.
Saturday cover every other Saturday with a contractual day off the following Monday.
Saturday hours 9.00am to 4.00pm with half an hour for lunch.
20 days annual paid leave per annum and bank Holidays
Remuneration will be by salary, deductions will be taken and salary paid monthly in arrears directly into a bank account. Salary is £26,436.80 per annum.
– Driving Licence is essential
This role will require business travel across Kent and East Sussex. A pool car will be provided, subject to age and . We would require the vehicle to be clean and in reasonable condition with monthly car inspection forms completed.
Smart professional blouse / shirt with business suit. If female, skirt no shorter than the knee.
Reasonable expenses may be reclaimed from petty cash with receipts. These expenses may include fortnightly car wash at £7.50 per wash and reasonable business parking costs upon proof of receipt.
Toilet and kitchen facilities including provision for hot and cold drinks.
Office is of a simple nature and risks are low. Fire procedures are displayed in the office.
Rest room has first aid kits, which is regularly checked to ensure completeness. You must ensure that the Health & Safety Policy, Lone Worker, Driver and Out Person policies are made familiar to yourself where required.
To deal with the following key areas: · To answer the telephone and deal with enquiries (when in office)
· To meet visitors and advise others of the visitor’s needs, to hand out details of properties for sale or to let as appropriate (when in office)
· To produce own typed documents using Microsoft Word and Rent programme
· Arranging viewings of properties for let or sale (when in office)
· To attend at properties to complete residential lettings appraisals, prepare particulars and erect sign boards.
· To attend at properties to complete sales and lettings viewings, tenancy commencements, inspection, issuing of notices, termination of tenancies.
· To take maintenance complaints from Tenants and to arrange contractors to attend, within Landlords set parameters.
· Inputting data to Expert Agent and Rents management packages
· To actively locate new instructions
· Control, monitor and instruct Gas, Electric and EPC certificates.
· Assist Administrator & Accounts person where required.
Training
In House training will be given on specific computer programs but typing, communication and computer skills are essential for this role. Additional training course will be expected to be undertaken.
Probation period
Six months
