Role Overview
We are looking for an experienced, reliable and well-presented Multi-Skilled Maintenance Operative / Engineer to support planned and reactive maintenance works across private residential, prime and super-prime properties.
The successful individual will be practical, hands-on and capable of working independently. They must be able to diagnose issues, complete repairs efficiently, protect client property, communicate clearly, and deliver a discreet, white-glove service at all times.
This role requires strong finishing standards, good judgement, and the ability to recognise when specialist trades are required.
Key ResponsibilitiesGeneral Maintenance
· Carry out reactive and planned preventative maintenance (PPM) tasks.
· Attend properties to inspect, diagnose and resolve maintenance issues.
· Complete repairs to a high standard with minimal supervision.
· Identify additional works required and report findings clearly.
· Complete digital job notes, before-and-after photos, completion reports, material usage notes and recommendations for further works.
· Record accurate time, attendance and job progress information using the company job management system.
Plumbing - Basic / Non-Specialist Works
· Investigate minor leaks and water-related issues.
· Replace taps, wastes, traps, valves, toilet seats, flush mechanisms and similar fittings where competent.
· Unblock sinks, toilets, showers and drains where possible.
· Replace silicone and carry out minor bathroom repairs.
· Carry out basic fault finding on domestic plumbing systems.
· Assist or coordinate with specialist plumbers where required.
· Escalate specialist plumbing, pressurised system, cylinder or regulatory works to appropriately qualified trades.
Carpentry
· Adjust, repair and replace doors, hinges, locks, handles and closers.
· Carry out minor joinery repairs.
· Install shelving, fixtures, fittings and ironmongery.
· Repair cupboards, cabinets and furniture where practical.
· Make good after repairs and maintain a neat finish.
Decorating & Finishing
· Carry out painting and touch-up works.
· Prepare surfaces, fill cracks and holes, and complete minor making-good works.
· Carry out plaster patch repairs where appropriate.
· Apply sealants and finishes to a high standard.
· Maintain presentation standards suitable for high-end occupied homes.
Electrical - Basic / Non-Certifiable Works
· Replace lamps, bulbs and fittings where legally permitted and competent to do so.
· Carry out basic visual checks and fault finding.
· Replace accessories such as switches and sockets only where competent, legally permitted and authorised.
· Report electrical defects clearly and promptly.
· Coordinate with qualified electricians for any certifiable, notifiable or specialist electrical works.
General Building Works
· Carry out minor tiling repairs.
· Fix fixtures and fittings.
· Carry out basic masonry repairs where appropriate.
· Assemble furniture and small items of equipment.
· Hang pictures, mirrors, shelves and equipment safely and accurately.
· Carry out general handyman duties as required.
Materials, Tools & Site Protection
· Provide and maintain own hand tools unless otherwise agreed.
· Source or collect basic materials where required, subject to company approval and purchasing procedures.
· Use dust sheets, floor protection, shoe covers and suitable cleaning methods when working in occupied or high-value properties.
· Leave all working areas clean, tidy and safe on completion.
· Protect client fixtures, finishes, furnishings and personal possessions at all times.
Health & Safety
· Follow company health & safety procedures, site rules and client property requirements.
· Carry out dynamic risk assessments before and during works.
· Use tools, equipment and PPE safely.
· Report hazards, unsafe conditions, near misses and incidents promptly.
· Comply with RAMS, permit requirements and access arrangements where applicable.
· Keep work areas clean, tidy and free from unnecessary risk.
Customer Service
· Represent the company professionally at all times.
· Communicate politely and clearly with clients, residents, property managers, colleagues and contractors.
· Maintain discretion and confidentiality when working in private homes.
· Provide updates on job progress, access issues, delays and further works required.
· Work respectfully in occupied homes and minimise disruption to clients and residents.
Required Skills & Experience
Essential:
· Minimum 3-5 years’ experience in property maintenance, facilities maintenance or a similar multi-trade role.
· Strong practical knowledge across multiple trades.
· Ability to diagnose faults and provide sensible, practical solutions.
· Good finishing standards and attention to detail.
· Own hand tools preferred.
· Full UK driving licence.
· Good communication skills.
· Ability to work independently and manage priorities.
· Comfortable using mobile job management systems, photos and digital reports.
Desirable:
· Experience working in luxury residential or prime / super-prime properties.
· Plumbing qualification or proven practical plumbing experience.
· Carpentry background.
· Electrical awareness or relevant minor works experience.
· IPAF / PASMA.
· First Aid.
· Asbestos Awareness.
Insurance & Compliance
· For self-employed engagement, the operative must hold suitable public liability insurance and provide evidence on request.
· Provide copies of relevant qualifications, training certificates and licences where applicable.
· Provide right-to-work documentation and any relevant UTR / CIS information where required.
· Complete a DBS check where required due to working in private occupied homes, high-value residential properties or client-sensitive environments.
· Maintain appropriate, tool and business insurance where applicable.
Role Boundaries
· This role does not include gas works unless the operative is Gas Safe registered and specifically authorised to carry out those works.
· This role does not include certifiable or notifiable electrical works unless the operative holds the required qualifications and is specifically authorised.
· Specialist plumbing, heating, drainage, air conditioning, lift, fire, security, AV or BMS works must be referred to the appropriate qualified contractor unless otherwise agreed.

Pay: £30,712.56-£50,883.33 per year
