Cozy Properties is an established and growing property management company managing a diverse portfolio of residential properties. We are seeking a highly organised, proactive and detail-oriented Senior Property Administrator & Compliance Coordinator to support the day-to-day running of the business and ensure our properties remain fully compliant.
The Role
This is a key position within the business. The successful candidate will be responsible for overseeing property administration, compliance management, maintenance coordination, landlord and tenant communication, and ensuring that critical deadlines are never missed.
Key Responsibilities
- Managing property compliance including Gas Safety Certificates, EICRs, EPCs and other statutory requirements.
- Monitoring compliance expiry dates and maintaining accurate records.
- Coordinating repairs, maintenance works and contractor appointments.
- Liaising with landlords, tenants, contractors and local authorities.
- Managing tenancy administration including move-ins, move-outs and tenancy renewals.
- Administering tenancy deposits and maintaining accurate records.
- Assisting with rent arrears monitoring and follow-up communication.
- Supporting HMO licensing applications and compliance requirements.
- Maintaining property management systems and electronic filing.
- Preparing reports and updating management on outstanding compliance matters.
- Handling incoming telephone calls and email enquiries professionally.
- Supporting the wider team with general office administration.
Skills & Experience Required
- Previous experience in property management, lettings administration or compliance administration.
- Strong organisational skills with the ability to manage multiple priorities.
- Excellent attention to detail.
- Confident communicator with strong customer service skills.
- Good knowledge of Microsoft Office and property management software.
- Ability to work independently and take ownership of tasks.
- Experience dealing with landlords, tenants and contractors is desirable.
- Knowledge of property compliance and HMO requirements would be advantageous.
