We are looking to recruit a dynamic individual to be actively involved in driving the growth of our Commercial Projects of extensions and refurbishments.
Salary is negotiable depending on experience and knowledge of the construction industry.
Job Purpose:
To manage various refurbishment projects, coordinating the internal tender process through gaining information from the customer, site visits and negotiating with trade allies and suppliers. To co-ordinate all Planned Works through the stages of specification, planning, resource management and works monitoring in line with company standards & health and safety regulations.
Internal Tender Process
To carry out the Job Verification Process, clarifying key data with the customer to gauge parameters of the works and probability. Based on this information collated review the works required are within the companies remit.
Accurately recording the specification for costing by following the Pre Quote Survey and either estimating in-house or to tender to trade allies for scheduling of works required and coordinate the selection.
Collate all costs into the project tender document and then ratify for its accuracy and competitiveness, negotiating better rates where necessary.
Collate the quotation document either using client tender documents or using company templates to complete and send back to the customer within timescale with agreed payment plans.
Scheduling & Planning
Confirm the specification of each job in conjunction with Construction Phase Plan for all works.
Schedule all works in sequential order and record on to the GANTT software to provide to client and site supervisor/contractors..
Create an initial bill of plant & building materials required for its inclusion on the GANTT software.
Obtain the RAMS documents from the trade allies or create the RAMS and CPP documents for employed tradesman and place into the Job Packs and create job file for on site.
Organising
Creation of planned commencement of works and job file pack.
Attend site and oversee site set up arrangements. Meeting with trade allies onsite to handover information.
Take responsibility for ordering all materials and resource as costed in conjunction with the GANTT throughout the duration of the works.
To check and sign off invoices for materials, plants and trade allies. Also, to work closely with finance to ensure we are invoicing client to our quotation/agreed works taken place.
Job Monitoring
To make regular site visits and as a minimum check quality standards checklist is being adhered to and updating client(s) to programme, any issues or amendments and sending out notes and action plan.
If the job should waver from the GANTT Chart for any reason and at any time then manage and reprioritise, informing the customer, always follow up in writing any verbal conversations.
Monitor and challenge works performance against required standards. Use Sub-contractor monitoring reports for the retention and reward of the tradesmen.
Communicate all variances to the quote and additional costs are recorded and signed for onsite immediately.
Confirmed by email to customer on return. Placed on job file.
Attend weekly project meetings with the Operations Manager providing relevant reporting updates and ideas, insights and challenge to achieve solutions.
Ensure compliance with all Health & Safety requirements under your control.
Ensure all works are carried out to CDM regulations with outsourced support as necessary.
Key Skills Required
A Minimum of a SMSTS or equivalent qualification / a natural desire to improve H/S
Trade knowledge/experience
A clear understanding of the construction sequence/basic planning knowledge
Confident and professional business manner, always seizing an opportunity
Possession of strong presentation and negotiation skills.
Good understanding or Microsoft Word and Excel,
