Job Purpose
We are seeking a skilled and reliable Facilities Manager to take responsibility for the maintenance, repair, and upkeep of our portfolio of student and residential accommodation properties. This is a hands-on role where the successful candidate will personally carry out a wide range of maintenance tasks while ensuring properties remain safe, compliant, and well-presented.
The role requires practical experience in property maintenance, excellent problem-solving skills, and the ability to work independently across multiple sites.
Key Responsibilities
Property Maintenance & Repairs
* Carry out day-to-day reactive and planned maintenance across all properties.
* Undertake general repairs including basic plumbing, joinery, painting and decorating, patch plastering, tiling, and other routine maintenance tasks.
* Diagnose maintenance issues and carry out repairs efficiently and to a high standard.
* Respond promptly to maintenance requests and emergency call-outs when required.
* Conduct regular inspections of properties and identify repair requirements.
* Prepare rooms, apartments, and communal areas for new tenant arrivals.
* Ensure all maintenance work is completed safely and in accordance with company standards.
Compliance & Health & Safety
* Assist in ensuring all properties comply with relevant health and safety regulations.
* Carry out routine checks of fire safety equipment, emergency lighting, smoke alarms, and other safety systems.
* Report compliance concerns and arrange specialist contractor attendance where necessary.
* Maintain accurate records of inspections, repairs, and maintenance activities.
* Ensure safe working practices are followed at all times.
Facilities Management
* Monitor the condition of buildings, grounds, communal areas, and facilities.
* Carry out minor preventative maintenance to reduce breakdowns and repair costs.
* Ensure communal areas remain clean, safe, and well-maintained.
* Assist with furniture assembly, replacement, and movement as required.
* Manage stock levels of maintenance materials and supplies.
Contractor Coordination
* Arrange and supervise specialist contractors for works outside the scope of the role.
* Obtain quotations when required and monitor contractor performance.
* Ensure contractors comply with site rules and health and safety requirements.
* Verify completed works before sign-off.
Resident Support
* Act as a professional and approachable point of contact for residents regarding maintenance issues.
* Provide excellent customer service when attending occupied properties.
* Keep residents informed regarding repair progress and timescales.
* Resolve maintenance concerns promptly and effectively.
Person Specification
Essential Requirements
* Previous experience in property maintenance, building maintenance, facilities management, or a similar hands-on role.
* Good practical skills across a range of maintenance disciplines.
* Ability to work independently and manage workload effectively.
* Strong problem-solving skills and attention to detail.
* Good communication and customer service skills.
* Ability to use mobile devices and maintenance reporting systems.
* Full UK driving licence.
Desirable Requirements
* Experience working within student accommodation, residential lettings, or HMO properties.
* Knowledge of health and safety regulations relating to residential properties.
* Trade qualifications in plumbing, carpentry, electrical work, or building maintenance.
* IOSH Working Safely or similar qualification.
Working Hours
* Full-time: 40 hours per week.
* Flexibility to attend occasional emergency call-outs outside normal working hours may be required.
