Construction Contracts Manager

Due to the company enjoying a period of managed growth, we are looking for a contracts manager to join our current management team for a permanent full-time position within the company, who will be responsible for managing construction projects from start to finish, safely, on programme and within budget.
Projects we carry out typically range from £100k up to £5m in value.
A typical week would see a contracts manager undertaking on site visits and site meetings 3-4 days and in the head office 1-2 days.
The candidate would be expected to oversee up to 3 projects on site at any one time, along with undertaking pre-construction duties on upcoming projects in the back ground.
Project responsibilities
1. As contracts manager you will manage and oversee multiple projects from start through to finish, ensuring that work is completed safely, within programme and within its budget. You will be working on a wide variety of projects, from new build Hotel, restaurants to fast-track refurbishment within the leisure and retail sector throughout the UK. So, experience in these sectors is required.
2. You will need to understand all aspects of the contracting process, and technical building requirements — plus good commercial sense is a must. You need to be able to establish strong working relationships with a wide range of people. So, you’ll be a team player – but you also need to be able to use your own initiative and make your own decisions.
3. At all times, you are the first point of contact for the site managers running the projects, ensuring they have the correct level construction information, labour, material provision, sub-contract resource and support to allow the project to be delivered to the highest standard.
4. At pre-contract phase you will need to attend briefing and pre-start meeting to gather information to aid development of the HS-coordinators construction phase plan. Create a programme of work detailing all operations for domestic/direct contractors and processes. Organise site surveys. Highlight site specific issues that need to be considered such as risk items like contamination in the ground or fabric of the building, delivery route challenges and general site set up plans.
5. Throughout construction phase constant liaison and communication with the management/site team is required. Visit site’s as necessary to ensure all works are progressing to the highest standard and timely manner. Co-ordinate and gather the construction drawings/specification from the design/engineer teams and issue to site teams. Weekly site reporting is required to ensure the management team is kept up to date also monitoring sub-contractors, planning critical dates and organising labour. You would also be responsible for planning variations if required and advising any programme effects. Prior to hand over you will need to complete internal snagging list and distribute to all disciplines to ensure the quality checks are being completed. It is paramount that the programme dates are achieved through out ensuring the client PC/handover is of the high standard to maintain the company’s high profile/reputation.
6. Post completion works will consist of organising any additional items or variations, organising any snagging items to be signed off to ensure the client has received the best service.
Day to day roles include;
1. Understanding the companies Health & Safety Policy and site rules, then implementing this on all projects. You will be tasked to lower all risks on site where possible with the site manager and enforce/request removal of anybody not abiding by the company’s HS Policy/rules.
2. You will need to have a good level of experience using Microsoft Excel/Word/project to use our systems under ISO9001.
3. You will need to create programmes of work using Microsoft Project. Review with the team and update when needed.
4. Organise internal site Pre-start meeting with QS/Buyer/HS Co-ordinator.
5. Organise individual pre-start meetings for all contractors when required.
6. Discuss Joinery works and manufacture/programme/delivery/logistics with joinery manager and site manager prior to project starting throughout.
7. Contact the management team (architect/engineers) to ensure the construction drawings specifications are available prior to starting works.
8. Monitor material leading times and site delivery to ensure programme dates can be achieved.
9. Weekly site reporting and producing site reports to table at weekly site meetings.
10. Manage/organise daily allocation of various labour to ensure all tasks/activities are carried out safely, in a timely manner and on budget.
11. Discuss site issues with the site manager and find a solution to the table with the management team/client.
12. Understand the domestic/direct sub-contracted work orders to enable monitoring of the sub-contract’s packages.
13. Check the sub-contractors work and resource against the work programme and accelerate or request additional labour to complete tasks.
14. Carry out site visits as necessary (at least weekly) to ensure G. Oakley’s high quality and general pro-active/positive working relations are maintained through the delivery of the project.
15. Help manage variations and additional works with Site manager when needed and resource/quantify with QS.
16. Create and manage snag lists to sign off with the client.
The candidate must have as a minimum:
· Construction management qualification. (NVQ level 7 or above)
· CSCS card
· SMSTS
· Full UK driving licence with own car
