Who we are looking for
To succeed in this role, you will need to be an experienced leasehold manager, well organised and able to work on your own initiative. You will be customer focused and enjoy interacting with a wide range of people. Ideally you will be based close to Eastbourne with flexibility around working hours and travel requirements to buildings.
Experience of managing a wide range of buildings ideally, including Higher Risk Buildings (HRBs) is important. If you are not already TPI qualified, you must be willing to gain a membership qualification. (Full support and ongoing training are part of our commitment to you).
Responsibilities
- Manage an allocated portfolio of Freehold Buildings
- Setting service charge budgets, monitoring spends and assisting with year-end accounts.
- Building relationships with leaseholders, directors, clients and contractors.
- Coordinating maintenance, repairs and improvement work, utilising in house ticketing system to keep track of and monitor progress.
- Managing Section 20 consultation processes.
- Understanding of CDM regulations 2015.
- Ensuring compliance with Building Safety Act 2022 & Fire safety Order 2005.
- Organising statutory inspections, risk assessments and ensuring information is continually maintained.
- Keeping up to date with leasehold legislation and industry best practice.
- Other tasks as requested by Senior Management/ Directors.
- Organising, attending and chairing AGM’s and Directors meetings outside of normal business hours.
- Ensuring building and other necessary insurances are adequate, best value and renewed in a timely manner.
- Instruction and monitoring of appointed suitably skilled contractors.
- Implementing reserve funds where necessary and maintaining adequate levels of reserves as appropriate. This may involve schedules of cyclical works / planned maintenance.
- Diarised building inspections to assess health and safety compliance
- Assessment and Approval of invoices ensuring the nominal coding is consistently accurate
Qualifications, skills & experience
- Previous experience working in Block/Estate Management for at least two years
- TPI or equivalent qualification
- Intermediate level ability to use Word, Excel and Outlook
- Knowledge and understanding of relevant legislation
- Knowledge and previous experience of Residential Property Repair and Construction
- Strong Health and Safety Legislation experience and understanding
- Understanding of leases and their implications
- Ability to work to tight deadlines
- Excellent time management and organisational skills
- Car owner with a full clean driving licence- Work mileage paid- Employee responsible to ensure business use is included in their insurance
- Flexibility around working hours and travel requirements to buildings
- Self-motivation with ability to make and present rationale for proposed decisions
Pay: £35,000.00 per year
