Full job description

We are seeking an experienced and commercially astute Senior Quantity Surveyor to join the Investor/Client team responsible for the delivery of a major healthcare facility development. Acting on behalf of the project investor and asset owner, the successful candidate will oversee all commercial and contractual aspects of the project from pre-construction through delivery and close-out.

This role requires strong client-side experience managing main contractors, consultants, and project stakeholders to ensure commercial control, value for money, contractual compliance, and successful project delivery in a live healthcare or complex infrastructure environment.

Key ResponsibilitiesCommercial Management

Lead commercial management activities on behalf of the investor/client.
Monitor and control project budgets, forecasts, cash flow, and cost reporting throughout the project lifecycle.
Review, verify, and approve interim valuations, payment applications, and final accounts submitted by the main contractor and consultants.
Assess and manage variations, claims, change orders, and extension of time submissions.
Ensure cost control measures are implemented and maintained across all project packages.
Provide regular commercial reports and recommendations to senior management and project stakeholders.
Oversee the performance of the main contractor and key subcontractors from a commercial and contractual perspective.
Support procurement activities including tender reviews, bid evaluations, and contract negotiations.
Identify and manage commercial risks and opportunities throughout the project.
Assist in dispute avoidance and resolution processes where required.

The role is ideally suited to a Commercial Manager/QS with main contracting, PQS or client side experience and will work closely with a Project Director and wider client representative team. The role will be primarily site based but will allow WFH 1-2 days a week.
