JOB DESCRIPTION

POST TITLE: Senior Property Manager (London)

DEPARTMENT: Property Management

POST RESPONSIBLE TO: Director

Principle is a forward-thinking, customer-focused managing agent providing professional property
management services nationwide. Principle manages modern apartment buildings, traditional blocks of flats,
mixed use developments, private housing estates and private rented sector (PRS) or build-to-rent (BTR)
developments, as well as portfolios of rented properties for residential or commercial landlords.

JOB PURPOSE

We are seeking a self-motivated, experienced property manager to look after a portfolio of high quality prime

Central London residential blocks of flats, mainly owned by resident/lessee companies. Working as part of the

Property Management team, you will assist in the delivery of high-quality management services to properties

within the portfolio, ensuring professional management and excellent customer service is delivered to both

clients and customers.

MAIN RESPONSIBILITIES

Resident & Client Liaison

Deal directly with RMTs, boards of directors, and clients at a senior level

Ensure that telephone, e-mail and written queries from clients, residents, contractors etc. receive

timely and appropriate responses in accordance with the published customer service charter

In both written and oral replies, ensure high levels of professionalism and to preserve the company’s

legal position

Attend resident meetings, working flexibly and sometimes outside office hours to meet at a time and

place to suit our clients

Maintaining excellent client relationships, providing regular updates and reports as required

Repairs & Maintenance

Overall responsibility for the smooth running of a portfolio of properties located in Central London

Working alongside our Customer Service team, oversee planned, reactive, and remedial maintenance

services through to completion across your developments

Ensure repairs are followed up to confirm they are undertaken to required timescale and standard

Liaise with external surveyors on points of technical complexity and to discuss larger items of repair

Ensure insurance claims are efficiently administered

Wherever possible, ensure that repairs are undertaken within budgetary limits
Follow the appropriate statutory process on the consultation of leaseholders on repairs where

required

Oversee major works projects as required in line with statutory requirements

Contractor Appointment and Management

Manage, where applicable, onsite staff
Effectively manage contractors to deliver high quality services and good value for money for

customers

Prepare contract tendering documentation

Identify likely contract partners and tendering

Review tenders, their H&S policies, method statements, and other documentation, and negotiate with

contractors

Prepare contract documentation and appoint contractors

Re-tender contracts where required

Approve contractor invoices

Health & Safety & Compliance

Work alongside our Client Services Manager to manage all aspects of compliance and health & safety

across your portfolio

Keep abreast of all Health and Safety legislation as it applies to the developments you manage
Apply rigorously all good Health and Safety practice and company procedures
Immediately highlight in writing any areas of Health and Safety non-compliance

Finances

Set accurate service charge budgets and overseeing the financial management of your developments
Circulate draft budgets, present to residents' associations, management companies, landlords, where

necessary, and obtain necessary approval

Provide new service charge figures to appropriate team to put new charges on MRI Qube
Circulate approved budgets with associated paperwork
Manage service charge expenditure within agreed budgeting levels
To minimise service charge and ground rent arrears by rigorous application of the Arrears Procedure

and personal initiative.

To review arrears on a weekly basis ensuring appropriate action is taken
To ensure arrears letters and notices and accompanying correspondence are issued on a timely basis
Prepare serious arrears cases for court, ensuring solicitors have wholly accurate information and

where necessary attend proceedings

Other

Attend and contribute to team, department and business meetings
Contribute business-wide initiatives as required
Any other duties commensurate with the nature of the post. This is not exhaustive and will be

reviewed periodically when adjustments may be made.

PERSON SPECIFICATION

The ideal candidate will have the following knowledge, skills and qualities:

Desirable Essential

KNOWLEDGE & EXPERIENCE

MIRPM qualification ✓

Educated to degree level or equivalent relevant experience ✓

A minimum of 5 years of recent experience working in residential ✓
property management

Up to date knowledge of the property management sector including ✓
relevant health & safety and compliance matters

Knowledge of MRI Qube property management software ✓

Knowledge and experience of working with Residential Management ✓
Companies

Line management experience and/or experience of managing on-site ✓
staff

SKILLS

Strong administration and organisation skills with an eye for detail 

Excellent IT skills including use of Microsoft Office and other 

software packages

Excellent time management with the ability to meet deadlines 

Excellent written and verbal communication skills when dealing with 

stakeholders at a senior level

Excellent interpersonal and customer service skills ✓

QUALITIES

Positive attitude and proactive approach to problem solving 

Excellent attention detail and good analytical skills 

Self-motivated with the ability to use own initiative and work 
