The opportunity

We are looking for a Head of Residential Property Management to lead the residential team at Stroud Property Management.

The department currently manages around 250 residential properties, with more being added, so the role requires structure, consistency and control as the portfolio grows.

This is a senior, hands-on leadership role responsible for managing a small team, overseeing department performance and reporting clearly to senior stakeholders and shareholders.

You will be responsible for making sure the department runs properly across tenancy management, maintenance, compliance, inspections, rent reviews, arrears, reporting and end-of-tenancy processes.

This is not just a senior caseload position. You will need to lead the team, hold standards, keep key processes moving and make department performance visible.

About us

Stroud Property Management was established in 2013 and is based in Southampton.

Although the business was established in 2013, it forms part of a wider, independently owned property portfolio built over more than 30 years. This gives the team the stability of a long-term portfolio, aligned ownership and clear decision-making, rather than working across hundreds of unrelated individual landlords with different standards and expectations.

We are a small, hands-on team. People are expected to take ownership, ask questions, communicate clearly and support each other properly.

What you will be doing

Team leadership

Managing and supporting the residential property management team, including the Property Manager and Lettings Coordinator.

Managing the team’s workload, performance, priorities and standards.

Supporting training, development and day-to-day decision-making within the department.

Department performance

Monitoring performance across compliance, maintenance, arrears, inspections, renewals, rent reviews, tenancy progression and end-of-tenancy matters.

Making sure issues are visible, prioritised and resolved.

Ensuring the team is focused on agreed priorities and measurable outcomes.

Portfolio oversight

Maintaining a clear view of what is happening across around 250 residential properties, with more being added.

Supporting the team with escalated tenant, contractor, maintenance and compliance issues.

Making sure tenancy, maintenance and compliance processes are followed properly and consistently.

Systems and process

Ensuring MRI Qube, Fixflo, spreadsheets and internal trackers are used properly.

Turning day-to-day activity into clearer workflows, reporting, priorities and actions.

Making sure records are accurate, current and easy to review.

Shareholder communication

Representing the residential department in performance discussions with senior leadership and shareholders.

Providing clear updates on what is working, what needs attention and what decisions are required.

Communicating issues early and professionally, with a practical plan for resolution.

About you

We are looking for an experienced residential property management professional who can lead a small team, manage detail, improve process and communicate clearly with senior stakeholders.

You may already be working as a Head of Property Management, Senior Property Manager, Property Management Team Leader, Residential Property Manager or in a similar role where you have had responsibility for people, performance and operational standards.

What is a must is that you can manage both people and process. You need to be able to support the team, hold standards, stay close to the detail and explain department performance clearly.

You will ideally bring:

Strong experience in residential property management or tenancy management.
Experience managing team performance, not just personal workload.
Good knowledge of residential lettings compliance and tenancy processes.
Confidence dealing with maintenance, contractors, inspections, arrears, renewals, rent reviews, deposits and end-of-tenancy matters.
Strong organisational skills and attention to detail.
Confidence using property management systems, CRM systems and spreadsheets.
Good working knowledge of Microsoft Excel.
Clear and professional communication skills.
The ability to deal with escalations calmly and commercially.
Confidence reporting to senior stakeholders, directors or shareholders.
A practical, hands-on leadership style.
Confidence challenging poor process, weak follow-through or inconsistent record keeping.
A full UK driving licence is essential.

Desirable experience

ARLA / Propertymark qualification or working towards one.
Experience using MRI Qube, MRI SLM, Fixflo, Goodlord, Inventory Base or similar systems.
Experience working within a private landlord, single-landlord, estate, asset management or property group environment.
Experience introducing or improving department KPIs, workflows or reporting structures.
Experience managing compliance improvement projects or system clean-up work.
