Full job description

Role Overview

We are seeking an experienced and driven Contracts Manager to oversee the successful delivery of fire door installation, maintenance, inspection, and remedial projects. The successful candidate will manage multiple contracts simultaneously, ensuring all works are delivered safely, on time, within budget, and in full compliance with fire safety regulations and industry standards.

The role requires strong operational management skills, technical knowledge of fire door systems, and the ability to build effective relationships with clients, contractors, and site teams.

Key Responsibilities

Contract & Project Management

Manage multiple fire door contracts across various sites and sectors.
Oversee fire door installation, replacement, maintenance, and remedial works from mobilisation through to completion.
Coordinate labour, subcontractors, materials, and site activities.
Ensure projects are delivered in line with programme deadlines, specifications, and budgets.
Monitor project performance and provide regular progress updates to clients and senior management.
Manage project documentation, schedules, and completion records.

Fire Door Compliance & Quality Assurance

Ensure all fire door works comply with current fire safety legislation, manufacturer specifications, and third-party certification requirements.
Maintain compliance with BM TRADA, or equivalent accreditation standards.
Carry out regular quality inspections and site audits.
Ensure accurate recording of installations, inspections, and remedial works.
Review fire door surveys and ensure corrective actions are completed to required standards.
Support digital reporting and photographic evidence processes.

Health & Safety

Promote and maintain high standards of health and safety across all projects.
Ensure compliance with company H&S policies, RAMS, and CDM regulations.
Conduct site safety inspections and toolbox talks where required.
Ensure all operatives and subcontractors work safely and follow site procedures.
Report and investigate incidents, hazards, or near misses.

Commercial Management

Monitor project costs, variations, valuations, and profitability.
Support pricing and tender submissions where required.
Manage subcontractor performance and approvals.
Assist with final accounts and commercial reporting.
Identify risks, opportunities, and cost-saving measures across contracts.

Client & Stakeholder Management

Develop and maintain strong working relationships with clients, contractors, housing associations, and consultants.
Attend site meetings, progress reviews, and client updates.
Act as the primary operational contact throughout project delivery.
Resolve site and programme issues professionally and efficiently.

Team Leadership

Manage supervisors, installers, inspectors, and subcontractors.
Support staff development, training, and performance management.
Promote a culture of quality, accountability, and continuous improvement.
Ensure teams maintain high standards of workmanship and customer service.

Essential Requirements

Proven experience in a Contracts Manager role within the fire door or passive fire protection sector.
Strong technical knowledge of:
Fire door installations
Fire door inspections
Fire door remedial works
Compliance standards and certification requirements
Understanding of current fire safety legislation and building regulations.
Experience managing multiple projects and site teams simultaneously.
Strong organisational, communication, and leadership skills.
Good commercial and contractual awareness.
Ability to read drawings, schedules, and specifications.
Full UK driving licence.

Desirable Qualifications & Certifications

FIRAS / BM TRADA / IFC experience
FDIS Diploma or fire door inspection qualification
SMSTS
CSCS Card
IOSH or NEBOSH
NVQ Level 6 Construction Management (or equivalent)
First Aid at Work

Pay: £45,000.00-£50,000.00 per year
