Overview
We are seeking an experienced Property Solicitor with 5 years’ post-qualification experience to handle a mixed caseload of commercial and residential property matters in Fordingbridge (and/or other office locations). The successful candidate will provide practical, client-focused advice to individuals, businesses, investors and developers, managing transactions from instruction through to completion while maintaining high standards of technical accuracy, service and compliance.
Key Responsibilities
- Manage a varied caseload of commercial and residential property matters, including sales, purchases, leases, transfers, refinances and landlord and tenant work.
- Advise clients on freehold and leasehold acquisitions and disposals, lease negotiations, renewals and associated property documentation.
- Draft, review and negotiate contracts, leases, transfers, reports on title and ancillary legal documents.
- Conduct due diligence, investigate title, raise and respond to enquiries, and identify legal and commercial risks.
- Liaise effectively with clients, agents, lenders, brokers, local authorities and other solicitors to progress matters efficiently.
- Manage files from instruction to post-completion, ensuring deadlines, registration requirements and compliance obligations are met.
- Provide clear, commercially aware and practical advice tailored to client objectives and transaction risk.
- Support business development by maintaining strong client relationships, generating repeat work and contributing to the firm’s local profile.
- Maintain accurate time recording, billing and file management in line with firm procedures and regulatory requirements.
- Keep up to date with developments in property law, market practice and relevant regulatory changes.
Skills and Knowledge Required
- Qualified Solicitor in England and Wales with approximately 5 years’ PQE in commercial and residential property law.
- Strong technical knowledge of conveyancing practice, landlord and tenant matters, title issues and property finance.
- Proven ability to manage a mixed caseload independently with minimal supervision.
- Excellent drafting, negotiation and matter management skills.
- Strong attention to detail with a methodical and organised approach to file handling.
- Commercial awareness and the ability to provide pragmatic, solutions-focused legal advice.
- Excellent communication and interpersonal skills, with a strong commitment to client care.
- Confidence in building and maintaining trusted relationships with clients and professional contacts.
- Good understanding of SRA regulatory obligations, anti-money laundering requirements and general risk management.
- Proficiency in case management systems and standard Microsoft Office applications.
