Full job description

We are seeking an experienced and motivated Lettings Negotiator to join our busy and successful team. The ideal candidate will have excellent communication and negotiation skills, a proactive approach to customer service and previous experience within the lettings industry. The duties are to include:

Key Responsibilities

Register prospective tenants and match applicants to suitable properties.
Arrange and conduct property viewings.
Maintain an effective applicant database, ensuring regular contact with prospective tenants.
Liaise and negotiate tenancy offers between landlords and tenants.
Provide landlords with regular marketing feedback, updates on viewings and details of prospective tenants.
Present offers, negotiate terms and successfully secure agreed lets.
Advise landlords on practical solutions to help achieve prompt property lets.
Ensure all tenancies commence in accordance with current legislation and company procedures.
Prepare all tenancy documentation, including tenancy agreements and move-in paperwork.
Ensure application forms are completed accurately and in full.
Register tenant deposits in line with legal requirements.
Notify utility providers of tenancy changes.
Liaise with landlords, tenants, contractors and other third parties throughout the letting process.
Keep property listings up to date across property portals, the company website and other marketing platforms.
Update office window displays and To Let boards.
Maintain office systems, software and administrative procedures to ensure accurate record keeping.

Skills & Experience

Previous experience as a Lettings Negotiator is essential.
Excellent communication, customer service and negotiation skills.
Strong organisational skills with excellent attention to detail.
Ability to manage multiple tasks in a fast-paced environment.
Good IT skills and experience using property management software.
Knowledge of current lettings legislation and compliance requirements.
Self-motivated with the ability to work independently and as part of a team.

Requirements

Full UK driving licence.
Access to your own vehicle.
Previous lettings experience is essential.
Willingness to work one Saturday per month (with time off in lieu if applicable).

National Minimum Wage (depending on age) as a basic salary, with On-Target Earnings (OTE) of £28,000 + per annum through an uncapped commission structure.

Business mileage reimbursed for all work-related travel using your own vehicle.
