Location: Verwood, Dorset (with national travel and some overnight stays)

Modulek is a rapidly growing specialist construction business delivering high-quality modular and offsite construction solutions across the UK. Due to continued expansion, we are seeking an experienced and proactive Design Manager to join our Pre-Construction team.
This is an exciting opportunity to play a key role in shaping and developing our design management function while supporting the successful delivery of projects from tender stage through to completion.
The Role
As Design Manager, you will work closely with Estimating, Procurement, Commercial, Project Management and Site Teams to ensure that all design activities are delivered on time, within budget, and to the highest quality standards.
You will be responsible for managing the design process, coordinating internal and external design teams, overseeing subcontractor design packages, and ensuring compliance with employer requirements, statutory regulations, and project specifications.
The successful candidate will be a confident communicator with strong technical knowledge and proven experience managing design processes within a contractor environment.
Key Objectives
- Ensure all projects are designed, coordinated and delivered in line with agreed programmes.
- Develop, implement and maintain effective design management procedures.
- Support the development and growth of the Pre-Construction Department.
Key Responsibilities
Design & Project Management
- Support the day-to-day management and successful delivery of multiple projects simultaneously.
- Lead and coordinate design activities throughout the project lifecycle.
- Review client briefs, Employer's Requirements (ERs), specifications and drawings to ensure project compliance.
- Assist in resolving design-related discrepancies and technical issues alongside the Commercial Team.
- Establish and maintain document control systems and information management processes.
- Prepare and maintain design trackers and project monitoring tools.
- Manage Information Release Schedules (IRS) for building and MEP packages.
- Monitor and update project Risk Registers and Design Risk Assessments (DRA).
- Coordinate consultant, supplier and subcontractor design information.
- Attend and chair design team meetings where required, issuing clear meeting minutes and action trackers.
- Monitor design development processes including RFIs, design reviews and change management procedures.
- Ensure all design information is issued to the required quality standards and suitable for construction.
Technical & Compliance
- Support compliance with Building Regulations, NHBC Standards and Employer's Requirements.
- Assist in managing BREEAM requirements through appointed consultants, ensuring cost-effective compliance.
- Review subcontractor and supplier designs to ensure statutory and contractual compliance.
- Coordinate technical submissions, material approvals and sample sign-off processes.
- Participate in technical audits and quality assurance activities.
- Support the preparation and collation of Operation & Maintenance (O&M) Manuals.
- Assist in procurement planning and consultant appointments.
Key Performance Indicators (KPIs)
- Delivery of design packages in line with programme milestones.
- Effective management and reduction of design-related risks.
- Improvement of factory design lead times and efficiencies.
- Successful coordination and release of construction information.
- Compliance with quality, technical and statutory requirements.
About You
Qualifications
- Degree in Architecture, Construction Management, Building Engineering or a related discipline, or equivalent construction-related qualification/apprenticeship.
- Full UK Driving Licence.
Experience
- 3-5 years' experience in a Design Management role within a contractor environment.
- Proven experience managing multiple projects simultaneously.
- Strong knowledge of Building Regulations, NHBC Standards, SMART Waste and BREEAM requirements.
- Good understanding of construction contracts and contractual obligations.
- Experience delivering high-value or complex construction projects.
- Demonstrable understanding of construction materials and building systems.
Desirable
- Experience using AutoCAD, Adobe Document Management Systems and Microsoft Project.
- Knowledge of structural engineering principles and calculations.
- Experience within modular, offsite or MMC construction environments.
