Objectives of the post:
· To be responsible for responsive repairs which includes work relating to damp, mould and condensation.
· To be responsible for carrying out various property surveys and driving WHQS compliance.
· To be responsible for the delivery of major work programmes.
Responsive Repairs and Voids
· To carry out and accurately report on inspections for responsive repairs and void works to including damp, mould and condensation, to diagnose defects and issue works orders as appropriate.
· To procure works and issue works order to appropriate contractors prior to works commencing inline with delegated budget approval levels..
· To monitor works in progress, ensuring high quality safe completion and to post inspect works as appropriate.
Stock condition surveys:
· To lead on delivering Whole Home Surveys, Stock Condition Surveys (SCS), Welsh Housing Quality Standard (WHQS) surveys, Housing Health and Safety Rating System (HHSRS) assessments and other surveys, within a timely programme.
· To ensure the data and information on the Asset Management system, is continuously improving, consistent, accurate and up to date.
Major Works:
· To procure works in accordance with the Association’s procedures to include ensuring that works orders / contracts are issued prior to works commencing and are issued in accordance with Financial Regulations.
· To bring any issues or concerns, to include issues with delivery of the programme on time, potential increase in costs, health and safety and any associated risks regarding the major works projects to the attention of the Property Services Manager promptly.
· To attend all pre contract meetings, progress meeting, completion meetings and resident engagement events as appropriate.
· For works procured directly, fulfil the role of Principal Designer under the CDM Regulations.
Contractor Management
· To monitor contractor performance against KPI’s, challenge underperformance and drive improvement through regular performance management meetings.
· To ensure compliance with contractual, safety and regulatory requirements
· To ensure the contractor has all the relevant required information, including asbestos surveys, resident information and compliance with CDM regulations..
Miscellaneous
· To check and authorise the payment of invoices received for works instructed within delegated budget limits.
· To manage and monitor budgets, ensuring appropriate works orders.
· Promote, develop and manage effective partnerships with internal and external stakeholders to achieve continuous improvement in the provision of services.
· To keep residents central to your service delivery whilst providing excellent services to both internal and external partners.
· Work within the Association’s equality, diversity and inclusion policies at all times and in all aspects of service delivery and employment.
· Ensure that the Association and its employees comply with all legal, statutory and regulatory requirements along with best practice.
· To carry out any other duties reasonably requested at the direction of the Property Services Manager, Director of Operations or Chief Executive.

Pay: £35,874.00-£39,762.00 per year
