Job Overview
HMO Lettings & Property Coordinator

Salary: £25,000 basic, with the opportunity to earn more through performance

Location: North West

Job Type: Full-time

Work Location: Home-based with regular property visits

We are looking for an experienced lettings person to join our growing HMO lettings and property management business.

This is a remote role, but you will be out on the road regularly carrying out viewings, visiting properties, checking rooms, and helping with move-ins.

The role is focused on keeping our rooms filled, managing tenant enquiries, arranging viewings, following up applicants, and making sure the lettings process runs smoothly from enquiry to move-in.

You must have previous lettings, estate agency, property management, or similar property experience.

About the Role

Your main focus will be helping us keep occupancy high across our shared house portfolio.

You will manage new tenant enquiries from home, book and carry out viewings, follow up with applicants, process move-ins, and keep our systems updated.

This is a hands-on role. You need to be comfortable working independently, managing your own diary, and being out at properties when needed.

The right person will already understand the importance of speed, follow-up, and good communication in lettings.

Main Responsibilities

Managing tenant enquiries
Booking and carrying out room viewings
Following up with applicants after viewings
Converting suitable applicants into tenants
Keeping room adverts updated
Helping fill empty rooms quickly
Keeping track of upcoming move-outs
Managing the applicant journey from enquiry to move-in
Collecting documents and checking paperwork
Supporting right to rent checks
Updating our CRM and internal systems
Liaising with tenants, contractors, and the wider team
Visiting properties to check rooms and communal areas
Helping with move-ins where needed
Reporting issues quickly when something needs attention
Supporting the team with general property management tasks

What We Are Looking For

Previous lettings, estate agency, property management, or property admin experience
Confident speaking with tenants and applicants
Strong follow-up skills
Good understanding of viewings and applicant management
Comfortable working to targets
Organised and reliable
Good attention to detail
Comfortable using CRMs, spreadsheets, and online systems
Able to manage your own diary
Comfortable working from home
Happy to travel between properties
Professional attitude with tenants, landlords, and contractors
Proactive approach to filling rooms and solving problems
HMO experience would be useful, but it is not essential if you have strong lettings experience.
A full UK driving licence and access to your own vehicle are required.
