About the Role

AirconTech HVAC Engineering UK Ltd is looking for an experienced, organised and technically strong Building Services Maintenance Manager to oversee planned and reactive maintenance activities across commercial and industrial building-services systems.

The successful candidate will manage maintenance schedules, coordinate engineering resources, monitor contractor and supplier performance, support technical problem-solving and ensure that HVAC, mechanical and associated building systems operate safely, efficiently and reliably.

This role is suitable for an experienced building-services, HVAC or facilities-maintenance professional who is ready to take ownership of maintenance delivery, engineering standards, customer relationships and team performance.

Key Responsibilities

Lead planned and reactive building-services maintenance activities
Develop and maintain preventive maintenance schedules
Coordinate HVAC, mechanical and associated engineering work
Allocate work to service engineers and technical staff
Prioritise maintenance activities based on operational requirements
Monitor completion of planned maintenance tasks
Coordinate responses to breakdowns and urgent service requests
Review outstanding maintenance work and technical risks
Manage service schedules across multiple customer locations
Ensure maintenance activities are completed within agreed timescales
Monitor HVAC system reliability and performance
Oversee air-conditioning maintenance programmes
Coordinate maintenance of VRF and VRV systems
Support chiller and chilled-water system maintenance
Oversee air-handling unit servicing
Coordinate pump, motor and ventilation maintenance
Support building-management system activities
Review technical faults and recurring equipment failures
Lead root-cause analysis of significant technical issues
Recommend corrective and preventive maintenance actions
Review service reports submitted by engineers
Verify that technical documentation is complete and accurate
Maintain asset and equipment maintenance records
Develop equipment-specific maintenance strategies
Monitor asset condition and lifecycle requirements
Identify equipment approaching end of life
Support capital-replacement planning
Prepare recommendations for major repairs and upgrades
Coordinate equipment replacement projects
Support commissioning of new or upgraded systems
Review technical quotations and scopes of work
Coordinate external contractors where specialist support is required
Monitor contractor quality and performance
Manage relationships with equipment and parts suppliers
Review spare-parts requirements
Support procurement of maintenance materials and equipment
Monitor maintenance budgets and expenditure
Review labour, materials and contractor costs
Identify opportunities to reduce unnecessary maintenance expenditure
Support energy-efficiency and system-optimisation initiatives
Monitor service-level performance
Develop maintenance KPIs and performance reports
Analyse breakdown frequency and response times
Present maintenance performance to management and customers
Support customer review meetings
Maintain clear communication with key customer contacts
Ensure customer concerns are investigated promptly
Coordinate planned shutdown and maintenance activities
Maintain contingency plans for critical building systems
Lead continuous improvement of maintenance operations

Leadership and Management Responsibilities

Lead and coordinate service engineers and maintenance personnel
Allocate daily and weekly engineering workloads
Monitor team productivity and service quality
Provide technical guidance on complex faults
Support engineers with troubleshooting and escalation
Review individual and team performance
Coach engineers on maintenance standards and procedures
Identify training and development requirements
Support onboarding of new technical staff
Promote safe and professional working practices
Lead maintenance and engineering meetings
Coordinate communication between technical and operational teams
Manage competing customer and operational priorities
Escalate significant engineering risks appropriately
Promote accountability for completion of maintenance tasks
Support workforce and resource planning

Qualifications and Experience

Degree, HND, NVQ or professional qualification in Building Services Engineering, Mechanical Engineering, HVAC, Refrigeration or a related discipline
At least five years of experience in building services, HVAC or technical maintenance
Experience coordinating or supervising maintenance teams
Strong understanding of planned preventive maintenance
Practical knowledge of commercial HVAC systems
Experience managing reactive maintenance activities
Strong fault-finding and technical problem-solving skills
Understanding of air-conditioning and refrigeration systems
Experience with mechanical building-services equipment
Ability to interpret technical drawings and engineering documentation
Experience reviewing maintenance reports and service records
Strong understanding of asset-management principles
Experience coordinating external contractors
Strong customer and stakeholder-management skills
Good commercial and budget awareness
Strong organisational and planning abilities
Ability to manage multiple customer sites and priorities
Strong written and verbal communication skills
Confidence providing technical direction to engineers
Full UK driving licence
Right to work in the United Kingdom

Pay: £36,000.00-£50,000.00 per year
