Job Summary
We are seeking an experienced and highly organised Contract Manager to oversee and manage multiple planned projects across various sites. The successful candidate will be responsible for ensuring projects are delivered safely, on time, within budget, and to the required quality standards. This role involves managing direct employees, coordinating subcontractors, procuring materials, and maintaining strong client relationships throughout the project lifecycle.
Key Responsibilities
Project Management
- Manage multiple planned works projects across various locations simultaneously.
- Plan, coordinate, and monitor project activities to ensure successful delivery against programme targets.
- Ensure projects are completed in accordance with contractual obligations, specifications, and company standards.
- Conduct regular site visits to monitor progress, quality, and compliance.
- Identify and mitigate project risks, resolving issues efficiently to minimise disruption.
Team Management
- Lead, supervise, and support site-based employees and operational teams.
- Allocate resources effectively to meet project demands.
- Conduct performance reviews, provide coaching, and promote professional development.
- Ensure all employees adhere to company policies, procedures, and health and safety requirements.
Subcontractor Management
- Appoint, coordinate, and manage subcontractors across multiple projects.
- Monitor subcontractor performance, productivity, quality, and compliance.
- Review and approve subcontractor quotations, applications, and invoices.
- Ensure subcontractors operate safely and in accordance with contractual requirements.
Procurement and Materials Management
- Manage the ordering, procurement, and delivery of materials required for projects.
- Source competitive quotations and negotiate with suppliers to achieve best value.
- Monitor material usage and expenditure to ensure projects remain within budget.
- Maintain strong relationships with suppliers and ensure timely delivery of goods and services.
Commercial and Financial Management
- Manage project budgets, forecasts, and cost controls.
- Review project costs and identify opportunities for efficiencies and savings.
- Assist in preparing valuations, variations, and financial reports.
- Support the preparation and management of contracts and service agreements.
Health, Safety, Quality and Compliance
- Ensure compliance with all relevant health, safety, environmental, and quality regulations.
- Promote a positive safety culture across all sites.
- Carry out audits, inspections, and risk assessments as required.
- Ensure all project documentation is maintained accurately and updated regularly.
Client Relationship Management
- Act as the primary point of contact for clients and stakeholders.
- Attend client meetings and provide regular project updates.
- Build and maintain strong working relationships to support repeat business and customer satisfaction.
- Address client concerns promptly and professionally.
Skills and Experience
Essential
- Proven experience in contract management, project management, or a similar role.
- Experience managing multiple projects across various sites.
- Strong leadership and people management skills.
- Experience managing subcontractors and supply chains.
- Knowledge of procurement and material purchasing processes.
- Excellent organisational, communication, and negotiation skills.
- Strong commercial awareness and budget management experience.
- Full UK driving licence.
Desirable
- Relevant qualification in Construction Management, Project Management, Building Services, or a related discipline.
- Health and Safety qualification (SMSTS, IOSH, NEBOSH or equivalent).
- Experience within construction, maintenance, refurbishment, utilities, or planned works environments.
