About Trademark Property Solutions
Trademark Property Solutions is a busy Stockport-based property maintenance and refurbishment company.
We provide reactive maintenance, planned repairs and refurbishment services for letting agents, landlords, property managers and private clients across Stockport and the surrounding areas.
We are looking for a genuinely competent and reliable Multi-Skilled Property Maintenance Operative who can work independently, diagnose problems accurately and complete repairs efficiently to a good standard.
This is not a general labouring or basic handyman position. Applicants must already have practical property-maintenance experience and be competent across several trades.
The role
The work is varied.
On some days, you may attend several reactive maintenance appointments at occupied properties. On other occasions, you may remain on a larger repair or refurbishment project for several days or weeks.
Your diary will be planned and managed by our office team. You will be expected to attend every scheduled appointment unless the office authorises a change.
You must be comfortable working alone, making sensible practical decisions and communicating problems to the office promptly. Office support will always be available, but this role is not suitable for somebody who requires constant supervision.
Essential practical skills
Applicants must be competent in:
- General plumbing repairs
- Leak investigation and fault finding
- Toilet, tap, trap and waste repairs
- Joinery and general carpentry
- Hanging, easing and adjusting doors
- Silicone and sealant work
- Minor painting, decorating and making good
- Producing a clean and professional finished result
- Working safely from ladders
- Diagnosing maintenance issues rather than simply replacing parts without investigation
- Kitchen and bathroom repairs
Experience with the following would be highly beneficial:
- Shower screens, bath panels and wall panelling
- Guttering and minor external repairs
- Brickwork and repointing
- Lock changes
- Basic non-notifiable electrical tasks
- Patch plastering and plasterboarding
- Tiling
- Roofing repairs
- Laminate or vinyl flooring
You will not be expected to undertake gas work or electrical work requiring certification.
Proven practical competence is more important than a particular number of years in the trade. Relevant qualifications are welcome but are not a substitute for being able to complete the work properly.
Responsibilities
You will be expected to:
- Attend properties and suppliers punctually from 9:00am
- Complete work within reasonable and agreed time allowances
- Investigate faults properly before recommending or carrying out repairs
- Follow the diary and written instructions issued by the office
- Never cancel, rearrange or leave an appointment without office approval
- Obtain written office authorisation before carrying out additional work
- Obtain approval before purchasing unplanned materials
- Maintain appropriate basic stock within the company vehicle
- Upload clear photographs before, during and after every appointment
- Submit accurate written job notes following every visit
- Explain what was found, what work was completed and what remains outstanding
- Assist with site assessments, measurements and information required for quotations
- Highlight potential additional works accurately without making promises to tenants or clients
- Maintain the company vehicle, ladders, tools and stock in good condition
- Represent Trademark Property Solutions professionally at all times
All formal correspondence with landlords, agents and clients is managed by the office. You must not independently agree prices, variations, appointment changes or additional works with tenants or clients.
Performance expectations
This is a performance-managed role with clear procedures and measurable standards.
Performance will be reviewed against areas including:
- Punctuality
- Attendance at scheduled appointments
- Work completed against estimated time
- First-time completion rate
- Avoidable return visits
- Material use and overspend
- Quality of workmanship
- Snagging and remedial issues
- Completion of photographs and written notes
- Communication with the office
- Care of the company vehicle, tools and stock
Poor communication, missing photographs, incomplete notes, unauthorised purchases or failure to update the office will be treated as performance issues.
Any complaints will be investigated fairly and dealt with in accordance with the company’s procedures where appropriate.

Vehicle and tools
A sign-written Trademark Property Solutions van will be provided from the beginning of employment.
Depending on where the successful applicant lives and subject to company approval, the van may be kept at their home address.
The van:
- Is for business use only
- Must not be used for personal journeys
- Includes company-paid fuel for authorised business travel
- Must be kept clean, secure and appropriately stocked
Applicants must hold a full clean UK driving licence suitable for our insurance requirements.
Applicants with their own suitable hand tools are preferred, although the company has access to additional tools and equipment where required.
Pay and probation
The starting hourly rate will be agreed following interview and will reflect the applicant’s demonstrated skill level and experience.
The role is subject to a six-month probationary period.
Pay may be reviewed following successful completion of probation. Any review will take account of:
- Quality of workmanship
- Productivity
- Reliability
- First-time completion rates
- Communication
- Reporting compliance
- Material control
- Overall performance against the role’s expectations
Essential requirements
Applications will not be progressed without:
- A full clean UK driving licence
- Previous property-maintenance experience
- Competence in plumbing, joinery and maintenance fault finding
- The ability to work independently
- The ability to use a smartphone for photographs, notes and job updates
- The ability to communicate clearly in writing and verbally

Pay: £30,000.00-£44,000.00 per year
