Job Summary
We’re looking for a hands‑on Works Manager to run a single fixed site delivering residential retrofit property improvement works within a tight 3‑mile radius. Ideal for a strong multi‑tradesperson who can lead on‑site delivery, plan works, coordinate contractors and keep the programme running smoothly — ideally ahead of schedule.
You’ll be the main point of contact for residents, contractors and clients, ensuring safe, high‑quality and compliant delivery. The role includes on‑call response for urgent issues such as leaks or defects which may occur outside of normal working hours.
Key Responsibilities
- Site management of contractors /works - fixed based site across BS10 region.
- Works planning - working with our client to ensure the programme keeps on schedule and where possible ahead.
- Contractor Supervision - checking workmanship against approved designs. End of day sign offs and ensuring all working areas are left clean and safe.
- Identifying & recruiting local trades where required.
- Client & Resident liaison - and issue resolution.
- Health & Safety compliance and oversight - (SSSTS/SMSTS level).
- Compliance and evidence capture
- Local ”On-call” resolution - being our man locally to resolve any out of hours problems immediately either in person or using local trades.
What you will need
- Strong organisational skills with the ability to prioritise tasks effectively under pressure.
- Excellent communication skills to liaise with diverse stakeholders at all levels.
- Demonstrable leadership qualities with a proactive approach to problem-solving.
- Relevant qualifications in construction management or engineering are desirable but not essential.
- Strong multi-trade knowledge/experience.
- Supervision experience.
- Own transport preferably a practical van with your own tools.
- SSSTS/SMSTS qualification.

Pay: £35,000.00-£45,000.00 per year
