Hastings Property Services is the trading name of Cleared Wright Ltd, a small, family-run property management company based in Hastings, East Sussex. We manage a varied portfolio of residential blocks, HMOs, and short-let properties on behalf of property owners across the area.
We're not a corporate outfit, and that's deliberate. We pride ourselves on knowing our clients, keeping them informed, and providing a personal service that the big agents simply don't. We handle properties of all shapes and sizes, and we do it properly.
The Role
This is a broad, hands-on position that will sit at the heart of day-to-day operations. You'll support the management of our block management, HMO, and short-let portfolio, dealing with everything from maintenance coordination and compliance paperwork to tenant liaison and guest support.
No two days are identical. You'll need to be organised, a strong communicator, and comfortable working independently once you know the ropes. This role suits someone who takes pride in keeping things running smoothly and genuinely enjoys dealing with people.
What You'll Be Doing
Block Management
- Acting as a point of contact for leaseholders and freeholders
- Coordinating maintenance and repair works with contractors
- Assisting with service charge administration and record keeping
- Preparing and sending regular property update communications to clients
HMO Management
- Supporting compliance across our HMO portfolio (licensing, inspections, safety certificates)
- Coordinating routine and reactive maintenance
- Handling tenant queries and managing move-in/move-out processes
Short-Let / Airbnb Support
- Assisting with guest communication and booking management via Airbnb, Booking.com, and Lodgify
- Coordinating check-ins, check-outs, and housekeeping
- Helping to maintain listing quality and guest reviews
General
- Maintaining accurate records across all properties
- Keeping clients regularly informed of any developments at their properties
- Supporting the director with new business enquiries as required
What We're Looking For
We're open to candidates from two backgrounds:
Option A — Property Management Experience
- Previous experience in residential property management, block management, lettings, or HMO management
- Solid understanding of landlord/tenant responsibilities and property compliance
- Confidence dealing with contractors, leaseholders, and tenants
Option B — Strong Admin Background
- Proven office or administration experience, ideally in a client-facing environment
- Highly organised with excellent written and verbal communication skills
- Comfortable learning property-specific processes and systems on the job
Either way, you'll need to be:
- A confident communicator - our clients expect regular, clear updates and that starts with you
- Self-motivated and capable of managing your own workload
- Comfortable using email, cloud-based systems, and property management tools (or willing to learn them quickly)
- Based in or able to commute to Hastings
