Full job description

Job Overview
The Property Manager is responsible for the day-to-day management of a diverse residential property portfolio owned by a family-run business, including privately rented residential properties, commercial properties and associated assets.

The role ensures properties are well maintained, legally compliant, financially efficient, and professionally managed while delivering a high standard of service to tenants and supporting the long-term value of the portfolio.

The successful candidate will act as the main point of contact for tenants, contractors, and internal stakeholders, balancing operational delivery with relationship management in a hands-on environment.

Key Responsibilities

Property & Tenancy Management

Manage a portfolio of residential rental and commercial properties.
To assist with all planning matters and ongoing projects dealing with our planning partners.
Coordinate tenancy start-ups, renewals, and end-of-tenancy processes.
Conduct monthly property inspections and ensure issues are resolved promptly.
Liaise with Solicitors as required
Attend planning meetings with stakeholders.
Work closely with internal Health and Safety, facilities and Maintenance teams.
Main point of contact for tenants re maintenance and queries.

Compliance & Legal Responsibilities

Ensure all properties comply with UK housing legislation and safety regulations.
Manage:
Gas Safety Certificates
EICRs
EPC requirements
Fire safety obligations
Legionella assessments
Deposit protection compliance
Right to Rent checks
Keep up to date with evolving property legislation and best practice.

Financial Administration

Support rent collection and arrears management.
Monitor property expenditure against budgets.
Approve contractor invoices and maintain records.
Assist with service charge and utility management where applicable.
Produce regular portfolio and operational reports.

Portfolio Support

Assist with acquisitions, refurbishments, and improvement projects.
Support asset value enhancement initiatives.
Provide recommendations for operational efficiencies and tenant retention.

Relationship Management

Build strong working relationships with tenants, contractors, and stakeholders.
Represent the business professionally and maintain the values expected within a family-run organisation.
Maintain discretion and confidentiality regarding family and business matters.

Person Specification

Essential Experience

Beneficial but not essential

Essential Skills

Excellent organisational and multitasking abilities.
Clean UK driving licence
Strong communication and interpersonal skills.
Good financial and administrative capability.
Problem-solving mindset with a practical approach.
Ability to work independently and take ownership.

Desirable

ARLA Propertymark qualification or equivalent.
Experience within a family office, private estate, or SME property business.
Knowledge of refurbishment/project coordination.
Experience using property management software.
