About the Role
We are seeking a reliable, friendly and proactive Warden (Caretaker) to support a well-established residential development in Netherlee comprising 36 privately owned apartments occupied by independent residents, primarily single people and couples aged 60 and over.
This is an important community-focused role where you will be a visible and approachable presence on-site, helping to ensure the development remains safe, tidy, welcoming and well maintained. The successful candidate will work independently from the on-site caretaker's office while liaising regularly with the Property Factor and residents.
This position would particularly suit someone who enjoys working with people, takes pride in maintaining high standards and is looking for a part-time role within a friendly residential community.
Key Responsibilities
- Carry out regular inspections and walkarounds of communal areas, blocks and external grounds, identifying and reporting maintenance issues to the Property Factor.
- Return bins to bin store following local authority collections and place liners in all bins.
- Sweep bin storage areas weekly and maintain a clean and tidy appearance.
- Take and submit monthly utility meter readings for each block.
- Spread grit and salt on paths and pavements during icy weather conditions and notify the Factor when grit supplies require replenishment.
- Print and distribute correspondence from the Property Factor to residents when required.
- Manage the communal Guest Room, including laundering bedding, maintaining cleanliness and recording and processing income.
- Monitor vehicle parking and help ensure the car park is used appropriately in accordance with development rules.
- Carry out litter picking as required and ensure entrances, pathways and communal areas remain free from hazards.
- Liaise with contractors attending site and monitor works being undertaken within communal areas.
- Maintain the cleanliness and presentation of the Homeowners' Lounge and Caretaker's Office.
- Receive reports of communal repairs from residents and pass these promptly to the Property Factor.
- Carry and monitor the site mobile phone throughout each shift and respond appropriately to resident and factor enquiries.

Previous experience in a caretaker, facilities, maintenance, concierge, janitorial, housing, retirement living or property-related role would be beneficial, although full training will be provided.

- This is an on-site position based in Netherlee.
- Working hours are Tuesday to Friday, 9:00am to 12:00pm.
- No break entitlement applies due to the short shift length.
- A mobile phone will be provided for use during working hours.
- The role relates solely to communal areas and services. The Caretaker is not expected to enter residents' private apartments.
