Role Purpose
Sell UK Property is part of a wider Group of Companies specialising in property purchase, renovation, lettings, management and sales. With offices in Burnley and Middlesbrough, the business manages a residential portfolio of over 2,000 properties across both regions.
We are seeking an experienced, organised and technically capable Property Management and Maintenance Manager to oversee the effective management, maintenance and compliance of this large residential portfolio.
The successful candidate will ensure that properties are well maintained, legally compliant and managed to the required standard. They will be responsible for leading internal teams and external contractors, improving maintenance processes, controlling costs, maintaining accurate records and ensuring works are completed efficiently and within agreed service levels.
This role requires strong leadership, excellent knowledge of residential property maintenance, sound understanding of landlord obligations, health and safety requirements, HHSRS standards, damp and mould diagnosis, contractor management, CRM systems, reporting and audit trails.

Essential Experience
The successful candidate must be able to demonstrate:
- Previous experience in residential property management and maintenance
- Experience managing a large residential property portfolio or high-volume maintenance environment
- Strong knowledge of landlord obligations, property management responsibilities and maintenance compliance
- Proven leadership and line management experience within property management, housing, maintenance or a related sector
- Experience managing property inspectors, trade staff, contractors or maintenance teams
- Experience controlling maintenance costs while maintaining legal, safety and property standards
- Strong understanding of residential health and safety obligations
- Knowledge of HHSRS property standards in the UK
- Experience dealing with damp, mould, condensation, leaks, disrepair and general property defects
- Experience producing reports, protocols, training materials, process documents and audit trails
- Strong communication skills with experience training, coaching or guiding a wider team
- Experience using CRM, property management or maintenance management systems
- Ability to analyse data and use findings to improve efficiency, service delivery and SLA performance

Qualifications
Essential or Strongly Preferred
- Working towards or qualified with Level 3 ARLA / Propertymark qualification in Residential Property Management, or equivalent industry qualification
