Salary: £37,000 - £40,000 + discretionary bonus

Hours of work: Monday- Friday 9am - 5pm (closed bank holidays)
About Hub Students
Hub Students was formed by owners, for owners in 2024 and currently manages 507 ensuite bedrooms across 113 HMO properties, exclusively for students in Dundee.

The Role
We are seeking a dynamic, commercially minded Accommodation Manager to lead our operations, people and resident experience at Hub Students Dundee. This is very much a hands-on leadership role with full responsibility for commercial and operational performance, team development, health & safety compliance, budget control, and resident satisfaction.
Commercial performance is your focus, ensuring that The Hub has every opportunity to gain market share and secure existing students during their studies.
You will work directly with the Directors, contributing to commercial decisions, operational strategy, and long-term planning to ensure The Hub remains the first-choice accommodation provider for students in Dundee.
Whilst not directly responsible the Lifecycle works, close awareness of the programme particularly in relation to the impact on students and future availability will be key.
It is intended that the role grow over time to fully encompass all site operations including rolling maintenance.
Key Responsibilities
Leadership & People
- Lead, motivate and develop a multi-functional site team (residence, compliance, customer service).
- Build a culture of accountability, service excellence, and continuous improvement.
- Actively foster high team morale through recognition, inclusive leadership, and regular engagement initiatives.

Resident Experience & Service Delivery
- Drive an outstanding resident experience with a strong focus on safety, wellbeing, and community, which makes advocates of our student customers.
- Oversee handling of resident feedback, escalations, and complaints with professionalism and speed.
- Maintain high ratings across satisfaction surveys, online platforms, and rebooker percentages.
Operational & Compliance Management
- Ensure full statutory, HMO and health & safety compliance across all properties.
- Oversee building and room standards, maintenance workflows, inspections and contractor performance.
- Maintain accurate reporting and audit-ready documentation.
Commercial & Financial Performance
- Contribute to creating the annual operating budget, assist in cost control and manage income delivery.
- Play a key role in identifying and actioning revenue opportunities, operational efficiencies and performance improvements.
- Provide market, competitor and demand insights to inform pricing, sales, and occupancy strategies.
Refurbishment & Lifecycle Projects
- Work with the Directors and site Maintenance manager to deliver the Lifecycle programme of works (multimillion-pound site wide refresh).

- Demonstrates strong prioritisation and delegation, effectively allocating work, setting clear expectations, and coordinating delivery across the team.
2. Leadership & decision-making
· Proven leadership experience in accommodation, PBSA, hospitality, residential property, hotel, or similar operational environment.
· Excellent people leadership, coaching and communication skills.
· Strong team player who collaborates effectively across functions while providing clear leadership and direction.
3. Organisation & operational coordination
- Excellent organisational skills with the ability to manage multiple priorities across operations, commercial performance and resident experience.
4. Commercial & financial capability
- Strong financial and commercial awareness, comfortable managing budgets and KPIs.
5. Marketing & On-line ‘presence’
- Confident overseeing digital channels performance, including website effectiveness, search, paid & organic socials, and where appropriate, contributing to social media.
6. Customer focus & communication capability
- Excellent communication skills (at all levels – residents, directors, external partners)
- Strong customer-centric mindset, with a commitment to delivering high-quality, responsive and empathetic service.
- Proven ability to build positive relationships, manage expectations, and resolve issues promptly to enhance the overall customer experience.
7. Compliance & control environment
- Knowledge of H&S, housing compliance, and safeguarding responsibilities.
- Strong attention to detail and record keeping, ensuring compliance documentation, reporting and audit readiness are consistently maintained.
8. Systems & tools capability
- Good IT capability, comfortable using operational, reporting and digital systems (experience of StuRents Concurrent an advantage).
Desirable
- Knowledge of Dundee student market or wider PBSA sector.
- Previous experience dealing with regulatory and governing bodies for the Student Accommodation and general lettings sector (Local Council (HMO), Deposit holders, ASRA, SAL, PropertyMark)
- First Aider, Fire Marshall & Mental First Aider
