The Job: We are seeking an established Assistant Site Manager for our upcoming site in Frinton-on-Sea. The ideal candidate must have a proven track record in working on new builds and refurbishment Sites with a reputable contractor or developer. You will be forward thinking, able to work under pressure, have great managerial skills and want to grow with the company for the long term. Strong groundwork and finishing skills are an advantage. You must have an up to date CSCS card and SMSTS
General
The Site Manager is the principal person in charge of any Site, overseeing the duties of all members of the Site Team. The Site Manager must stamp his authority on the Site to ensure that Simply UK maintains the role as “Site Leaders” to retain the confidence of the Client and the respect of all Contractors employed on the Site.
Responsible for:
Principal Duties and Responsibilities
1. Dilapidation Report
· Photographic evidence is required in the form of a Report prior to the commencement of the site works as a record of the site, boundaries and any relevant areas out with the site boundary likely to be affected by the works. A copy of this must be forwarded to the Clients/Agents for record purposes.
2. Site Start Up
· Ensure that all necessary items required for an effective site start are auctioned in accordance with the site start-up checklist.
3. Pre-Planning
· Responsible for the detailed construction programme
· Revised and shirt term programme(s) to completion
· Staged programmes (for specific trades for co-ordination purposes or for over a difficult/critical period).
· Liaising with Surveyors with regards to works package format and content
· Liaise with Surveyors with regards to tender lists for work packages.
4. Contract Planning
· Compile the Site Planner in line with the construction programme (bearing in mind design procurement and fabrication durations).
· Assess along with the Site Surveyor returned fenders prior to orders being placed.
· Monitor the progress of tenders, returned tender documents placing of orders and sub-contractors start date at the Site Team Meetings.
· Once orders have been placed maintain contact with Contractor during lead in period to ensure they commence works per current programme.
· Organise and attend pre-award meetings with each sub-contractor as per the agreed agenda.
· Organise and attend the Site Team and Design Team Meetings.
5. Correspondence
· Issue letters as necessary to control the progress quality, safety and costs on the Site and ensure that the right letter is sent at the right time.
· Ensure copies of all correspondence are delivered from office to site, for filling by Site Manager.
· Ensure all Site forms completed on sire and returned to office for filing in main files.
6. Design Control
· At all Times Design must reflect Contractors Proposal.
· Monitor and progress through the Construction Phase.
· General Administration of design information and development ensuring that all Contractors and Designers (and Clients are kept up to date with all current information).
· All requests for information must be recorded in writing and dated with “date required” also recorded.
· Prepare Information Required Schedules for Distribution and action Monitor progress on a regular basis.
· Attend Design Team Meetings and ensure that all Designers understand that they are working for and that they produce the most economical designs to meet the Specification as directed by us.
· Request information requirements from all contractors and monitor progress.
7. Cost Control
· Agree Works Packages with the Surveying Department to meet Site requirements.
· Assist Site Surveyor with interim/final valuations, Variation Orders and site measurement as required.
· Administer contra charges between contractors.
· Request Variation Orders from Clients by being familiar with the specification.
· Assist with sub-contractors Valuation/Final Accounts.
· Advise QS of delay to contract to ensure this is recorded in writing to Client.
8. Programme/Progress:
· Prior to sub-contractors coming on site, ensuring that they have the requisite information, labour and materials to carry out their functions properly and are ready to attend when required.
· Responsible for the supervision and co-ordination of all Sub-contractors.
· Responsible for the performance of contractors – monitor and take remedial action when required including all correspondence at the appropriate times.
· Responsible for the performance of the Site Manager ensuring that his duties are carried out effectively.
· Preparing as required “Site reports” in accordance with the standard agenda and including a programme with progress marked up to date.
9. Dayworks:
· Discourage this procedure by proper pre-planning and obtaining cost agreement prior to instructing works.
· Where Dayworks are unavoidable, follow standard Daywork Procedure at all times (see section 6 item 10).
· Where appropriate, agree with the Surveyor with regard to contra charging Dayworks to sub-contractors/clients.
10. Quality Control:
· Ensure that the site is kept tidy and work manlike at all times.
· Inspect the works regularly to ensure that they comply with the Specification expectations and general good practice.
· Inspect each Works Package when completed and produce a Defects List for each Package and issue to Contractor.
· Make use of standard Quality Control Checklists as and when required.
· Advise Site Manager on which activities are to be controlled by Quality Control checklists.
11. Defects:
Target of Zero Defects at PC
· Arrange and attend the PC/handover meeting and agree a defects list.
· Inspect all works at Site Completion and prepare a Defects List. Circulate to all contractors for their Action and ensure that all items are cleared timeously.
· Defects Liability Period inspections should be dealt with similarly and given a high level of priority to ensure that all defects are cleared as soon as possible to maintain Client confidence and to release outstanding retention monies
12. Statutory Authorities:
· Liaise with planning & building Control authorities to ensure that appropriate permissions are in place to satisfy programme requirements.
· Liaise with Service Authorities regarding all incoming services to ensure proper programme and provision is achieved for installation of all services.
· Ensure all statutory inspections are made for:
- Building Control
- Drainage
- Fire Officer
- Adoptable Roads
- Site Specific
13. CDM Regulations:
· Comply fully with Regulations and seek advice from H&S Officer when in doubt.
· Ensure that the Health and Safety Files are completed in accordance with contract specification/timing and presented to Client.
14. Welfare and Safety Provisions:
· Ensure that safety, health and welfare provisions are maintained to the highest standard and in full compliance with legislation.
· Ensure that Weekly Safety Inspections and Weekly Fire Safety Inspections are completed by the Site Manager and appropriate returns provided to Head Office.
· Agree and implement “Fire Plan” and “Traffic Management Plan” for each site.
15. Site Signage:
· Responsible for agreeing, implementing and maintaining “corporatized” site signage.
16. Confidentiality:
· May have knowledge of company activities and information which is disclosed to an outside party would prejudice the company’s well being.
· Company confidentiality must be maintained at all times.
17. Marketing:
· Any development opportunities noted from either design team, word of mouth, or any other means should be fed back to the Sales Team.
Notes should be taken for any contractors sub-contractors on site and reported back to design department for further tender opportunities.
