Contracts Manager is responsible for multiple construction projects from tender through to completion and handover. At estimating/tender stage; preparing accurate and competitive cost estimates and tender submissions. Working closely with clients, subcontractors, suppliers, and internal teams, to assess project requirements, analyse costs, identify risks and opportunities, and contribute to securing profitable work for the business. At construction stage; managing contractual obligations, commercial performance, programme delivery, health and safety compliance, client relationships, and operational teams to ensure projects are delivered safely, on time, within budget, and to the highest quality standards.

Key Responsibilities:
Estimating / Tendering
- Prepare detailed cost estimates for construction projects from drawings, specifications, schedules, and tender documentation.
- Produce accurate take-offs and bills of quantities.
- Attend site visits where required.
- Liaise with clients, consultants, architects, and design teams to clarify project requirements.
- Obtain and evaluate quotations from suppliers and subcontractors.
- Develop accurate labour, material, plant, and subcontractor cost allowances.
- Ensure adequate allowances are included for programme, preliminaries, and risk factors.
- Prepare tender submissions within specified deadlines.
- Review tender documents and identify contractual, commercial, and technical risks.
Contract Management
- Oversee the delivery of multiple construction contracts simultaneously.
- Ensure all contractual obligations are fulfilled and company interests are protected.
- Review, negotiate, and administer construction contracts, subcontracts, and variations.
- Manage contractual risks and resolve disputes effectively.
- Apply for any permits/permissions as required.
- Ensure compliance with all relevant legislation, regulations, and contractual requirements.
Project Delivery
- Monitor project progress against programme, budget, and quality objectives.
- Oversee/organise daily to day site operations.
- Work closely with other company managers and site teams subcontractors to ensure successful project outcomes.
- Identify potential delays or issues and implement corrective actions.
- Ensure projects are completed in accordance with client specifications and company standards.
Commercial Management
- Monitor project costs, forecasts, and profitability.
- Review valuations, applications for payment, and final accounts.
- Manage change control procedures, variations, and claims.
- Support Surveying Manager in maintaining commercial performance across all projects.
- Ensure accurate financial reporting and cost management.
Client Relationship Management
- Act as the primary point of contact for clients and key stakeholders.
- Develop and maintain strong working relationships with clients, consultants, and supply chain partners.
- Attend client meetings and provide regular progress updates.
Health, Safety & Compliance
- Promote and maintain the highest standards of health, safety, and environmental compliance.
- Produce, and when appropriate submit to client/main contractor, risk assessments and method statements for all aspects of the works, including supporting documentation such as COSHH assessments, permits etc.
- Conduct regular site visits and audits.
- Investigate incidents and implement corrective actions where necessary.
Skills and Experience Required:
Essential
- Proven experience as a Contracts Manager within the construction industry.
- Strong understanding of tendering, pricing, construction contracts, commercial management, and project delivery.
- Experience managing multiple projects simultaneously.
- Excellent leadership and people management skills.
- Strong communication abilities.
- Sound knowledge of health and safety legislation.
- Ability to interpret construction drawings, specifications, and contract documentation.
- Strong organisational and problem-solving skills.
- Full UK driving licence.
- Proficiency in Microsoft Excel and estimating software.
Desirable
- Experience using estimating, project management and construction software such as Evaluate and Construct.
Qualifications
Essential
- HNC/HND, NVQ Level 6, Degree, or equivalent qualification in Construction Management or a related discipline.
- SMSTS (Site Management Safety Training Scheme).
- CSCS Card.
Desirable
- First Aid at Work.
- MCIOB or equivalent professional qualification.
Pay: £30,000.00-£40,000.00 per year
