Purpose of the Role
The Property Surveyor is responsible for carrying out independent, professional property inspections on behalf of SPS clients across South Wales and Bristol. The role covers a broad range of inspection types including damp and mould assessments, Domestic Energy Assessments, PAS 2035 retrofit assessments and renewable energy site surveys. The successful candidate will represent SPS on site, ensuring every inspection is carried out to the highest professional standard and that GPS-verified evidence is captured accurately to support our clients' compliance obligations.
Key Responsibilities
● Carry out damp and mould assessments for social housing and local authority clients, identifying defects, rating risk and recommending required and recommended actions in line with Awaab's Law
● Produce Domestic Energy Assessments (EPCs) using approved software, ensuring all certificates are lodged correctly and within required timescales
● Conduct PAS 2035 retrofit assessments to support client retrofit and energy efficiency programmes
● Carry out renewable energy site surveys (Solar PV, Battery Storage, Air Source Heat Pumps) ahead of installation, recording accurate site data
● Produce general property condition reports as required
● Capture GPS-verified photographic evidence at every property visit, ensuring accuracy and completeness of data
● Complete all survey data using SPS digital survey tools and apps, ensuring information is uploaded promptly and accurately
● Communicate professionally and sensitively with tenants, landlords, letting agents and local authority staff, including vulnerable occupants
● Maintain the company vehicle in good condition, ensuring it is parked at SPS business premises in Llanelli outside of working hours
● Report any concerns, access issues or anomalies promptly to the Director
● Maintain accurate records and ensure full compliance with SPS quality and reporting standards
Keep up to date with relevant legislation, including Awaab's Law, the Renting Homes (Wales) Act and retrofit/energy efficiency standards
Essential Skills & Experience
● Proven experience carrying out damp and mould assessments
● Domestic Energy Assessor (DEA) qualification
● PAS 2035 Retrofit Assessor qualification, or a clear willingness to obtain this
● Full, clean UK driving licence
● Strong attention to detail and accurate record-keeping
● Comfortable using digital survey tools, apps and tablets/iPads in a field setting
● Excellent communication skills, with the ability to deal sensitively with vulnerable tenants
● Ability to work independently
● Professional, presentable and reliable
Desirable Skills & Experience
● Experience working with social housing providers or local authorities
● Knowledge of HHSRS (Housing Health and Safety Rating System)
● Experience with renewable energy installations (Solar PV, ASHP, battery storage)
● NVQ or equivalent qualification in a construction or building-related discipline
