Head of Retail Leasing
Location: Blackburn (with occasional travel to shopping centres across the UK, fully expensed)
Salary: £70,000 - £90,000 per annum plus performance bonus
Full Time | Permanent
IM Group Services is one of the UK's largest privately owned shopping centre management companies.
Based in Lancashire, IM Group Services manages a substantial portfolio of shopping centres across the United Kingdom on behalf of a range of ownership structures and investment vehicles. Working with national retailers, regional operators and independent businesses, our focus is simple: drive footfall, increase occupancy, improve asset performance and create destinations where retailers can thrive.
As our portfolio continues to expand, we are looking to appoint an exceptional Head of Retail Leasing to lead the commercial leasing strategy across our shopping centre portfolio.
This is not a role for somebody who wants to sit behind a desk waiting for enquiries to arrive.
We are looking for a deal-maker.
Somebody with an extensive network of retail occupiers, agents and property professionals who understands how to identify opportunities, build relationships and get transactions completed. You will be expected to drive lettings across the portfolio, work closely with our retained agents and actively seek out retailers that can strengthen our schemes.
The successful candidate will have a genuine passion for retail property and a proven track record of securing lettings within shopping centres, retail parks or high street destinations.
The Role
You will take ownership of retail leasing activity across the portfolio and be responsible for driving occupancy and rental income.
You will work directly with national retailers, regional operators, franchise groups, independent occupiers and retained leasing agents to secure new lettings, lease renewals, relocations and asset-enhancing transactions.
A key part of the role will involve identifying opportunities to introduce existing occupiers into additional centres within the portfolio and building relationships with retailers seeking expansion opportunities throughout the UK.
You will actively seek out new occupiers for the portfolio, develop relationships with expanding brands and ensure that every opportunity to improve occupancy and income is explored.
You will regularly review vacant units, monitor market trends, identify target occupiers and develop leasing strategies designed to improve performance across each asset.
You will attend retailer meetings, property exhibitions, industry events and site visits whilst maintaining a strong presence within the retail property market.
You will provide regular reporting to senior management on leasing performance, pipeline activity, completed transactions and future opportunities.
Requirements (Essential)
- Significant experience within retail leasing, retail agency, shopping centre leasing or commercial property.
- A strong network of retail occupiers, leasing agents, surveyors and property professionals.
- Proven track record of completing retail lettings and negotiating commercial lease transactions.
- Experience working with shopping centres, retail parks or multi-let retail environments.
- Excellent commercial awareness and understanding of retail property markets.
- Strong negotiation skills and the ability to build long-term relationships.
- Self-motivated, driven and commercially focused.
- Full UK driving licence.
Desirable
- MRICS qualification.
- Experience working for a major property consultancy, shopping centre owner, retail landlord or specialist retail agency.
- Knowledge of lease renewals, relocations, re-gears, turnover rent structures and wider asset management initiatives.
What We Offer
Salary of £70,000 - £90,000 per annum plus performance bonus.
Fully expensed business travel.
Mobile phone and laptop.
Excellent career progression opportunities within a growing property business.
The opportunity to work across a substantial national shopping centre portfolio and directly influence the performance of major retail assets.
If you are the sort of person who knows who is opening stores before the rest of the market, has retailers programmed into your phone, can pick up the telephone and get a deal moving, and enjoys turning vacant units into successful businesses, we would like to hear from you.
Pay: £70,000.00-£90,000.00 per year
