The Bulkeley Hotel is a historic waterfront hotel with a long-standing reputation for quality, comfort, and exceptional hospitality. We are seeking an experienced and proactive Maintenance Manager to take responsibility for the upkeep, safety, and efficient operation of our hotel, ensuring our facilities remain in excellent condition for guests and staff alike.
The Role
As Maintenance Manager, you will oversee all aspects of the hotel's maintenance operations, ensuring the building, bedrooms, public areas, grounds, plant, and equipment are maintained to the highest standards. This is a hands-on leadership role requiring excellent technical knowledge, strong organisational skills, and the ability to manage both planned preventative maintenance and reactive repairs.
Key Responsibilities
- Lead and manage the hotel's maintenance function, ensuring all works are completed safely, efficiently, and to a high standard.
- Develop and implement planned preventative maintenance schedules across all areas of the hotel.
- Carry out and oversee repairs to guest rooms, public areas, kitchens, plant rooms, and external grounds.
- Ensure compliance with all health and safety legislation, fire safety regulations, and statutory testing requirements.
- Manage contractors and specialist suppliers, ensuring work is completed on time and within budget.
- Monitor building services including heating, ventilation, air conditioning, plumbing, electrical systems, and water safety.
- Maintain accurate maintenance records, compliance documentation, and asset registers.
- Work closely with Housekeeping, Reception, Food & Beverage, and senior management to minimise disruption to guests.
- Manage departmental costs and identify cost-saving opportunities.
- Respond promptly to maintenance emergencies and operational issues.
- Ensure the hotel maintains an attractive, safe, and welcoming environment for guests and employees.
About You
The successful candidate will have:
- Proven experience as a Maintenance Manager or Senior Maintenance Engineer within a hotel, hospitality, or similar commercial environment.
- Strong knowledge of building maintenance, electrical, plumbing, mechanical, and general property repairs.
- Excellent understanding of health and safety legislation, fire safety, and statutory compliance.
- Experience managing contractors, maintenance schedules, and departmental budgets.
- Strong problem-solving and organisational skills.
- Excellent communication and leadership abilities.
- A proactive, hands-on approach with exceptional attention to detail.
- The ability to prioritise workloads in a fast-paced operational environment.
- Flexibility to respond to emergency maintenance issues when required.
Desirable Qualifications
- Recognised trade qualification (Electrical, Plumbing, Mechanical, Building Services, or similar).
- Health & Safety qualification (IOSH or NEBOSH desirable).
- Experience managing compliance systems within the hospitality sector.
- Knowledge of legionella management, fire safety systems, and hotel maintenance logbooks.
