About the Role:
We’re growing fast — and we’re hiring our first on-the-ground Portfolio Manager in Cardiff. It’s a brilliant opportunity for an experienced property pro to take the lead locally, shape how we operate in the city, and help level up our Cardiff portfolio. You’ll be based in our central Cardiff office, working closely with the wider teams across London and Manchester with frequent travel to Exeter.
The day-to-day:
- Work closely with our lettings administration, wider property management and in-house maintenance teams to keep the portfolio running smoothly
- Own the numbers: hit (or beat) rent income targets while keeping spend on track against budget
- Bring new acquisitions into the fold managing a smooth transition and integration into the business
- Keep our homes looking their best making sure every property meets our high standards, inside and out
- Lead and energise our ambassador and agent network to smash letting and financial goals
- Stay on top of compliance meeting statutory requirements, industry codes and best practice
- Raise the bar on how we work in Cardiff and Exeter by tightening up day-to-day processes and standards
- Run the annual summer handover keeping everything organised, on time and tenant-friendly
- Help roll out new digital tools and ways of working and make sure they’re embedded day one
- Jump on escalations fast resolving issues and complaints quickly and professionally
- Keep a close eye on the market tracking activity in Cardiff and our target cities, and sharing insights
- Pitch in where needed you’ll work flexibly across the business and support the senior team with any reasonable requests
What you’ll bring:
- Solid experience in HMO and/or PBSA – you know what great looks like
- Seriously organised you manage time and priorities like a pro
- A brilliant team player who can build great relationships all-round
- Confident owning a budget and happy being accountable for results
- A confident communicator especially on the phone
- Comfortable switching gears you adapt quickly when priorities change
- Customer-first mindset, from first enquiry right through to end of tenancy
- Great at juggling multiple projects at once (without dropping the ball)

The Finer Details:
- Hours: 09:00am to 18:00 Monday to Friday with the ability to work some weekends where required (especially during mid-June and mid-August).
- Travel to our Exeter office 1 day per week
- Full UK driving license essential
Pay: £40,000.00-£50,000.00 per year
