Purpose of the Role
To provide specialist legal and commercial property support across Hethel Innovation’s estate portfolio, ensuring that leases, licences and other property agreements are professionally managed from instruction through to completion. The role is responsible for preparing, negotiating and administering property documentation, maintaining legal compliance and supporting asset management activities that maximise the value and performance of the estate.
Key Responsibilities
- Draft, negotiate and complete commercial leases, lease renewals, licences to occupy, licences for alterations, deeds of variation, deeds of surrender and other property documentation.
- Manage the legal aspects of lease transactions from instruction through to completion.
- Coordinate with external solicitors where specialist legal advice or litigation is required.
- Ensure all legal documentation complies with current legislation and organisational policies.
- Maintain accurate records of legal agreements within the property management system.
- Monitor critical lease events including expiries, rent reviews, break clauses and renewal dates.
- Support acquisitions, disposals and portfolio rationalisation projects by preparing legal documentation and coordinating due diligence.
- Provide advice to colleagues on landlord and tenant legislation, lease interpretation and property legal matters.
- Review tenant requests for assignments, underlettings, alterations and changes of use.
- Assist with resolving property disputes and support enforcement action where necessary.
- Support the recovery of dilapidations and oversee legal documentation relating to lease-end obligations.
- Ensure legal compliance with Land Registry requirements and maintain property title records.
- Liaise with tenants, surveyors, solicitors, valuers and other professional advisers.
- Support governance by preparing reports and briefing papers for senior management where required.
Knowledge and Experience
Essential:
- Experience in commercial property law.
- Experience drafting and negotiating commercial leases and related property documentation.
- Strong knowledge of the Landlord and Tenant Act 1954 and commercial property legislation.
- Experience managing legal property transactions.
- Excellent attention to detail.
- Strong organisational and document management skills.
- Ability to interpret legal documentation and explain implications clearly.
Desirable:
- CILEX qualification, Chartered Legal Executive or equivalent legal qualification.
- Experience working within a commercial estate, innovation park, business park or local authority property portfolio.
- Knowledge of Land Registry procedures.
- Experience using property management systems.
Pay: £35,000.00-£45,000.00 per year
