Building Surveyor / Measured Surveyor (Residential Projects)

Location: London & Surrounding Areas (Hybrid / Site-Based)Salary: Dependent on experienceJob Type: Full-time / Part-time / Freelance (Flexible)

Overall Role Description

We are looking for a motivated and detail-oriented Building Surveyor / Measured Surveyor to carry out residential site surveys and gather key information required for architectural and structural design work.

Typical projects include:

Rear and side extensions
Loft conversions
Internal reconfigurations
Structural wall removals
Chimney breast removals
Full house refurbishments
Open-plan alterations
Garage conversions

The successful candidate will attend residential properties, discuss project requirements with clients, understand the proposed scope of works, and accurately record measurements and construction details required for architectural drawings and structural calculations.

Training will be provided to ensure consistency in survey methods and information collection.

Key Responsibilities

The role will include carrying out measured surveys and collecting relevant site information including:

Measured Surveys

Produce accurate measurements of existing properties including:
Ground Floor (GF)
First Floor (FF)
Loft spaces where applicable
External dimensions
Ceiling heights
Window and door openings

Structural Information Collection

Gather information required for structural assessments including:

Joist directions and spans
Wall thicknesses
Identification of load-bearing vs non-load-bearing walls
Wall construction materials
Existing structural elements where visible
Chimney locations and construction details
Roof structure observations where accessible

Site Information & Client Liaison

Discuss project requirements with clients on site
Understand and record the intended scope of works
Take comprehensive site photographs
Identify constraints or unusual site conditions
Record relevant notes for design teams and structural engineers

Drawing & Documentation

Review architectural drawings where required
Mark up measurements accurately
Assist in creating clear survey information for CAD technicians and engineers

Requirements

Essential:

✔ Degree in Building Surveying, Civil Engineering, Architectural Technology, Construction Management, or similar

✔ Good understanding of:

Residential construction methods
Building regulations
Structural alterations
Load-bearing and non-load-bearing walls
Extensions and loft conversions

✔ Ability to read and understand CAD drawings

✔ Excellent communication and interpersonal skills

✔ Strong organisational skills and attention to detail

✔ Ability to work independently and manage site visits efficiently

✔ Confident speaking with homeowners and explaining processes professionally

Preferred:

✔ Previous experience carrying out measured surveys

✔ Experience within residential design or construction

✔ Own vehicle and full UK driving licence (preferred due to travel requirements)

✔ Knowledge of loft conversions, extensions and structural modifications
