Job Summary
To ensure the safe, efficient, and reliable operation of all building fabric and non-electrical building services across a manufacturing site. This is a hands-on role requiring practical maintenance skills, fault finding, and continuous improvement to support production uptime, compliance, and site standards
Responsibilities
- Carry out maintenance, repair, and minor upgrades to building structures including:
- Walls, floors, ceilings, doors, and windows
- Roofing systems and external cladding
- Drainage systems and gutters
- Diagnose and resolve structural and fabric-related defects
- Perform routine inspections and preventative maintenance
Mechanical Building Services
(Excluding electrical installations)
Maintain and support:
- HVAC systems (filters, belts, basic mechanical components, airflow systems)
- Heating and hot water systems (boilers, pipework, valves – mechanical scope only)
- Production Gas furnaces and equipment
- Compressed air systems (leak detection, pipework repairs)
- Water systems including: Domestic waterProcess water (where applicable)Drainage and waste systemsTrade Effluent
- General pipework maintenance (repairs, leak rectification)
Facilities & Site Infrastructure
- Maintain internal and external site infrastructure including:
- Roads, walkways, and yard areas
- Fencing, gates, and access systems (mechanical elements)
- Carry out general site improvements and small projects
- Support layout changes for production areas (walls, partitions, etc.)
Reactive & Preventative Maintenance
- Respond promptly to breakdowns and building-related issues
- Complete planned preventative maintenance (PPM) schedules
- Identify recurring issues and implement permanent fixes
- Maintain accurate maintenance records
Compliance & Health & Safety
- Ensure all work is carried out in line with:
- Health & Safety regulations
- Company policies and procedures
- Support statutory compliance for:
- HVAC systems
- Pressure systems (mechanical aspects)
- Water hygiene (e.g., Legionella controls assistance)
- Asbestos Control
- Complete risk assessments and method statements (RAMS) where required
Contractor Management
- Supervise and coordinate external contractors on-site
- Ensure contractor work is compliant and completed to standard
- Assist in procurement of parts and services
Continuous Improvement
- Identify opportunities to improve maintenance processes and site condition
- Support energy efficiency and cost reduction initiatives
- Contribute to improvement projects across the site
As a term of your employment, you may be required to undertake such other duties as may reasonably be required of you in the post and department mentioned above or in a comparable post in any of the Company’s other departments.
Experience/ essential
- Proven experience in a building services, facilities, or maintenance role within a manufacturing or industrial environment
- Strong hands-on mechanical and building fabric skills
- Experience with: HVAC systems (basic mechanical maintenance), Plumbing and pipework, General site maintannce
- Good fault-finding and problem-solving abilities
- Knowledge of health & safety regulations
- Ability to work independently and manage workload
- Practical, hands-on approach
- Proactive and self-motivated
- Strong attention to detail
- Good communication skills
- Team player with the ability to work cross-functionally
- This role does not include electrical installation or electrical system maintenance, though basic awareness and safe working around electrical systems is required.
Desirable
- Relevant trade qualification (Plumbing, Mechanical Engineering, Building Services, etc.)
- Experience working in a manufacturing environment
- Understanding of compliance and statutory inspections
- Forklift, IPAF, or similar certifications
- Asbestos awareness
- Asbestos Management
Pay: £40,000.00-£43,693.51 per year
