Senior Contracts Manager / Operations Manager
Location: Macclesfield, Cheshire (Nationwide Travel Required)
Salary: £50,000–£60,000 + Company Vehicle + Performance Bonus
About Sylk Flooring
Sylk Flooring is a growing commercial flooring contractor delivering projects nationwide across healthcare, education, retirement living, offices and commercial developments.
We're looking for an experienced Senior Contracts Manager / Operations Manager to take ownership of our live projects, installation teams and operational performance. This is a senior leadership position for someone who wants to build systems, improve profitability and help grow the business.
The successful candidate will report directly to the Managing Director and become responsible for the day-to-day running of operations.
The Role
You will have complete responsibility for delivering projects safely, profitably and on programme.
Your role is not simply to manage contracts—it is to improve how the business operates.
You will oversee:

- Installation teams
- Subcontractor management
- Labour planning
- Commercial performance
- Customer satisfaction
- Quality control
- Operational systems
Your success will be measured on profitability just as much as project completion.
Key ResponsibilitiesProject Delivery
- Manage multiple commercial flooring contracts simultaneously.
- Ensure projects are delivered on time and within budget.
- Chair internal project meetings.
- Attend client and site meetings.
- Resolve site issues quickly.
- Oversee project handovers.
Labour Management
- Plan labour requirements weeks in advance.
- Allocate employed fitters and subcontractors.
- Reduce downtime.
- Monitor productivity.
- Build and maintain a trusted subcontractor network.
- Recruit additional installers where required.
Margin Protection
One of the most important parts of the role.
Responsibilities include:
- Track labour against tender allowances.
- Monitor material usage.
- Approve variations.
- Prevent overspend.
- Review project profitability every week.
- Escalate risks before margins disappear.
- Work alongside estimating to improve future pricing.
Operational Management
Develop systems that make the business more efficient.
Including:
- Installation planning
- Delivery scheduling
- Material tracking
- Site reporting
- Quality inspections
- Completion paperwork
- Snagging process
- Handover process
Client Management
Maintain excellent relationships with:
- Main Contractors
- Quantity Surveyors
- Site Managers
- Clients
Represent Sylk Flooring professionally on every project.
Health & Safety
Ensure all projects comply with:
- RAMS
- Site procedures
- Company policies
- SafeContractor requirements
Financial Control
Review every live contract.
Monitor:
- Labour spend
- Material spend
- Variations
- Programme
- Gross profit
- Cashflow implications
Provide weekly operational reports to the Managing Director.
Key Performance Indicators (KPIs)
You will be measured against:
- Gross margin achieved vs tender margin
- Labour variance
- Material variance
- Projects delivered on programme
- Customer satisfaction
- Number of defects/call-backs
- Health & Safety compliance
- Subcontractor utilisation
- Weekly project reporting completed
- Cash collection support
- Snagging completed within agreed timescales
Skills & Experience
Essential:
- Commercial flooring experience
- Contracts Management experience
- Strong understanding of vinyl, carpet, LVT, screeds and preparation
- Excellent organisational skills
- Strong commercial awareness
- Ability to manage multiple live sites
- Confident client-facing manner
- Full UK driving licence
Preferred:
- Experience running projects valued between £50k–£500k
- Knowledge of care homes, schools and healthcare projects
- Experience leading operational teams
