We are looking for an experienced Head of Property Operations / Real Estate Operations Director / COO – Property to join our growing property business.
This is a senior role within the company. The successful candidate will sit between the Directors and the wider internal team, ensuring that the entire property portfolio is properly organised, controlled, reported and managed.
The role requires someone with strong experience across commercial and residential property, property operations, asset management, team leadership and reporting. The right person must be able to take the Directors’ decisions and turn them into completed actions.
Key Responsibilities
The role will include:
- Managing and overseeing the internal property team
- Creating proper systems, processes and reporting structures
- Ensuring every property has a clear action plan
- Reporting daily to the Directors on progress, issues and priorities
- Making sure all staff understand their responsibilities and deadlines
- Managing external agents, solicitors, surveyors, contractors and consultants
- Ensuring important matters are not lost, ignored or forgotten
- Turning Directors’ instructions and decisions into completed actions
- Building proper reporting across the full property portfolio
- Working with accountants on cash flow, budgets and financial reporting
- Reviewing rent rolls, arrears, service charge, income and expenditure
- Reviewing and managing budgets, capex, expenses and contractor costs
- Approving quotes where appropriate, or consulting with Directors on key costs
- Reviewing whether assets should be held, sold, redeveloped or refinanced
- Identifying ways to add value to each property
- Monitoring tenant mix, lease events, compliance and asset performance
- Managing risk across the property portfolio
- Supporting the Directors with strategic decisions and investment planning
The Ideal Candidate
We are looking for someone who has:
- Strong experience in commercial and/or residential property
- Experience managing property teams and external consultants
- Good understanding of rent rolls, leases, service charge and arrears
- Ability to review budgets, capex, expenses and cash flow
- Good understanding of contractors, compliance, tenant matters and asset performance
- Strong organisational and reporting skills
- Ability to create systems and make sure they are followed
- Confident communication skills with Directors, staff and external advisors
- A practical, hands-on approach to solving problems
- The ability to manage multiple properties, tasks and deadlines at the same time
Experience Required
Previous experience in one or more of the following would be preferred:
- Head of Property Operations
- Property Operations Manager
- Asset Manager / Head of Asset Management
- Real Estate Operations Director
- COO within a property business
- Senior Commercial Property Manager
- Investment / Portfolio Manager
About the Role
This role is suitable for someone who can take control of the day-to-day operations of a property business while also understanding the bigger investment picture.
The successful candidate must be able to look at each asset and understand what needs to happen next, whether that is improving income, reducing costs, resolving arrears, reviewing leases, managing contractors, improving reporting, considering redevelopment, refinancing or sale.
This is a key leadership role for someone who is organised, commercially minded, proactive and able to make sure the business runs properly across the full portfolio.
