Job Overview
We are seeking a skilled Maintenance Technician to join our team for a prestigious Build to Rent scheme. The successful candidate will be responsible for the day-to-day maintenance and upkeep of a Build-to-Rent residential development. The role ensures that all apartments, communal areas, and building systems are maintained to a high standard, providing a safe, functional, and high-quality living environment for residents.
The successful candidate will respond to maintenance requests, conduct planned preventative maintenance and assist in ensuring the development operates efficiently while delivering excellent customer service to residents.
Key Responsibilities
Maintenance & Repairs
- Carry out reactive maintenance and repairs within apartments and communal areas.
- Perform routine inspections and preventative maintenance of building systems and equipment.
- Diagnose faults and complete repairs relating to plumbing, basic electrical, carpentry, and general building maintenance.
- Ensure maintenance tasks are completed in a timely and efficient manner.
Resident Support
- Respond promptly to resident maintenance requests via the property management system.
- Maintain a professional and courteous approach when interacting with residents.
- Provide updates on repair timelines and ensure minimal disruption during works.
Property Upkeep
- Maintain the appearance and functionality of communal areas including corridors, amenity spaces, plant rooms, and external areas.
- Assist with apartment inspections during resident move-ins and move-outs.
- Support and carry out apartment turn over between tenancies.
Health & Safety
- Ensure all works are carried out in compliance with health and safety regulations.
- Support and carry out compliance checks and statutory testing schedules.
- Follow risk assessments and safe working practices at all times.
- Report hazards, defects, or safety concerns to management promptly.
- Responsibilities as a fire warden in the event the fire alarm is activated
Contractor Coordination
- Assist in coordinating external contractors for specialist repairs or servicing.
- Ensure contractors follow site procedures and health & safety requirements.
Documentation & Reporting
- Log maintenance requests and completed works using the property management system.
- Maintain accurate records of maintenance activities and inspections.
- Log compliance checks and statutory testing inspections.
Skills & Experience
Essential
- Previous experience in property maintenance, facilities maintenance, or building services.
- Good practical skills across general maintenance disciplines (plumbing, basic electrical, carpentry, decorating).
- Strong problem-solving and fault-finding ability.
- Ability to work independently and manage workload effectively.
- Good communication and customer service skills.
- Basic understanding of health and safety procedures.
Desirable
- Experience working in residential property, hospitality, or Build-to-Rent environments.
- Relevant trade qualification (e.g., plumbing, electrical, or maintenance).
- Knowledge of building management systems.
- First Aid or health & safety certifications.
