About the Role:
Redwood Co-living is seeking a proactive and skilled Maintenance Operative to help deliver a safe, comfortable, and well-maintained living environment for our residents in to oversee the daily operations of our Purpose-Built Student Accommodation (PBSA) property. This hands-on role is responsible for carrying out reactive repairs, planned preventative maintenance, and supporting the day-to-day operation of our buildings.
The successful candidate will take pride in maintaining high standards, providing excellent customer service, and ensuring residents enjoy a positive living experience throughout their stay.
Key Responsibilities
Reactive Maintenance
- Respond promptly and professionally to maintenance requests from residents and management.
- Diagnose and carry out repairs across a range of maintenance disciplines, including:
- Plumbing (blocked drains, showers, leaking taps, toilet repairs)
- Basic electrical works (replacements, socket checks, minor repairs)
- Joinery and carpentry (door adjustments, furniture repairs, lock maintenance)
- Heating, ventilation, and general building systems
- Escalate specialist or complex issues to approved contractors when required.
- Ensure repairs are completed efficiently and to a high standard.
Planned Preventative Maintenance (PPM)
- Carry out scheduled inspections and preventative maintenance activities across the property portfolio.
- Conduct routine checks of fire safety systems, emergency lighting, appliances, communal facilities, and building equipment.
- Maintain accurate maintenance records and report recurring issues or potential risks.
- Support compliance programmes to ensure buildings remain safe and operational.
Health, Safety & Compliance
- Perform all duties in accordance with company policies and relevant health and safety legislation.
- Identify, report, and help mitigate hazards or risks within the property.
- Support compliance activities including fire safety inspections, water hygiene monitoring, and statutory testing requirements.
- Ensure tools, equipment, and work areas are maintained safely and responsibly.
Room Turnaround & Property Upkeep
- Assist with room inspections, repairs, and preparation during resident changeovers and peak summer turnaround periods.
- Ensure bedrooms are presented to Redwood standards before new resident arrivals.
- Help maintain communal areas, refuse stores, external grounds, and shared facilities.
- Support the wider operations team in maintaining a welcoming and professional environment.
Resident Experience & Customer Service
- Deliver friendly, professional, and resident-focused service at all times.
- Communicate clearly with residents regarding maintenance issues and expected repair timescales.
- Follow room access procedures and respect resident privacy.
- Build positive relationships with residents and colleagues while representing the Redwood brand.
Contractor Management
- Liaise with external contractors and service providers attending site.
- Monitor contractor performance to ensure work is completed safely and to the required standard.
- Ensure contractor compliance with site procedures and health and safety requirements.
Skills & Experience
Essential
- Practical maintenance experience covering a range of trades, including plumbing, joinery, and basic electrical work.
- Strong fault-finding and problem-solving skills.
- Excellent organisational and time-management abilities.
- Good communication and customer service skills.
- Ability to work independently and manage competing priorities.
- Understanding of health and safety requirements within a residential environment.
Desirable
- Experience working within student accommodation, residential property, co-living, hospitality, or facilities management environments.
- Relevant trade qualifications in plumbing, electrical, carpentry, or a related discipline.
- Knowledge of compliance requirements, including fire safety, Legionella monitoring, and PAT testing.
- Full UK driving licence.
