Key Responsibilities
Specification & Scope Analysis
- Review and interpret architectural drawings, specifications, schedules and design information.
- Break down project documentation to identify scope, risks, gaps and cost drivers.
- Develop clear pricing structures based on the actual scope of works rather than assumptions.
- Clarify specification requirements and ensure all elements are properly accounted for in pricing.
Cost Planning & Pricing
- Prepare detailed cost estimates and pricing models for refurbishment and fit-out works.
- Carry out quantification and take-offs from drawings.
- Analyse specifications to ensure materials, finishes and systems are correctly priced.
- Use historical project data to inform pricing decisions and improve accuracy.
Subcontractor & Supplier Pricing
- Obtain quotations from specialist subcontractors and suppliers.
- Analyse quotes against specifications to ensure compliance and completeness.
- Build detailed subcontract packages and pricing breakdowns.
Risk & Commercial Analysis
- Identify commercial and technical risks within specifications and drawings.
- Highlight potential scope gaps or design ambiguities that may affect cost.
- Support value engineering discussions where appropriate.
Project Handover
- Provide detailed cost breakdowns and scope clarification during project handover to delivery teams.
- Ensure operations teams clearly understand assumptions and pricing structures.
Person Specification
Essential
- 5+ years estimating experience in construction
- Experience with fit-out, refurbishment or interior construction projects
- Strong ability to interpret specifications and drawings
- Excellent analytical and numerical skills
- Strong Excel and estimating software capability
- Good understanding of construction methods and sequencing
Desirable
- Degree or qualification in Quantity Surveying / Construction Management / Building
- Experience working with JCT contracts
- Knowledge of cost planning and commercial risk management
