Full job description

We are seeking a dependable, organised, and proactive Part-Time Property Manager to oversee a portfolio of student rental properties in South Manchester. This is a hands-on position that requires excellent communication skills, strong attention to detail, and a practical approach to managing student lettings. You will ensure that properties are well-maintained and tenants are supported throughout their tenancies.

Key Responsibilities:

Conduct regular property inspections to ensure maintenance and cleanliness standards
Take utility meter readings at designated intervals
Act as the primary point of contact for tenants, addressing queries and ensuring a positive rental experience
Respond to and manage maintenance requests, coordinating with contractors as needed
Organise and conduct property viewings for prospective tenants
Manage lettings administration, including tenancy agreements and compliance paperwork
Carry out and prepare detailed interim reports, check-in inventories and check-out inspections
Perform end-of-tenancy surveys and organise any necessary cleaning or repair work
Provide a monthly report to the company management on the status of properties, issues, and lettings progress
Update property portfolio on online portal, list properties on marketing portal and messages on spareroom
Communicate with broadband, energy and water suppliers for packages and setting the accounts and finding best possible deals.
Monthly bookkeeping
Overlook refurbishment projects when needed

Requirements:

Previous experience in property management or lettings (preferred)
Excellent organisational, time-management skills, strong interpersonal and communication abilities, efficient, independent, motivated and enthusiastic individual
Be computer literate and be able to use quickly AI, google drive, Freeagent & inventory hive software, Opensign/docusign, pdf, word, excel, goodlord software, and multiple other property softwares, and social media presence.
Ability to work independently with a proactive and practical mindset
Understanding of student lettings or HMO properties is an advantage
Bring new ideas to grow portfolio and business.
Must hold a valid UK driving licence and have access to a vehicle
