The Tenancy Investigation Officer plays a crucial role in safeguarding tenants’ rights and preventing homelessness through proactive legal intervention and enforcement. Working in close partnership with the Tenancy Relations Officer and Housing Options teams, the postholder acts as a key point of support for individuals facing illegal eviction or harassment. This position ensures compliance with housing legislation, including the Protection from Eviction Act 1977 and the Renters Rights Act 2025, by investigating complex tenancy disputes and taking decisive action to uphold the law.
The role demands a strong investigative approach, including conducting formal interviews under PACE, gathering evidence, and preparing robust legal cases for court proceedings or financial penalties. The officer will provide expert advice on landlord and tenant law to residents, landlords, and partner agencies, helping to resolve disputes and promote best practice across the private rental sector. Building constructive relationships with landlords is a key aspect of the role, aimed at improving housing standards and reducing unlawful practices.
Beyond casework, the Tenancy Investigation Officer contributes to wider strategic housing initiatives and multi-agency efforts to tackle unlawful housing activity. This includes liaising with organisations such as Trading Standards, HMRC, and other enforcement bodies to share intelligence and coordinate action. The postholder will maintain accurate case records, manage a complex caseload, and meet performance targets, ensuring that all interventions are timely, lawful, and effective. Ultimately, this role is integral to protecting vulnerable tenants, supporting homelessness prevention, and driving compliance with housing legislation.
