Blenheim Estate is seeking an experienced and commercially minded Surveyor to join our Property team. This is an extremely varied and hands on role requiring a high degree of autonomy, commercial acumen and strong interpersonal skills. The successful candidate will take ownership of the day to day running of our commercial property portfolio. The portfolio currently generates an annual rent roll of c.£2.5m all located within 5 miles of Blenheim Palace. This involves building strong relationships with tenants, marketing and securing new lettings, proactively managing rent reviews and lease renewals, A key part of the role is to proactively identify and drive value across the Estate. This can look like identifying small new build, conversion or refurbishment development opportunities and driving projects through planning and into construction phase, always keeping an eye on overall financial returns. As dynamic. Reporting to the Head of Property and Development, it is the expectation the successful candidate will thrive from working in a fast paced and dynamic environment, working independently and exercising sound professional judgement. Essential
-
MRICS qualified (or working towards final assessment with a clear timeframe to chartership).

Demonstrable experience managing a commercial property portfolio, including hands-on management of multi-tenant relationships.

Strong working knowledge across all areas of Landlord and Tenant legislation, including the 1954 Act, lease renewals, rent reviews and dilapidations.

Experience managing external consultants and contractors to deliver property and project objectives.

Ability to work with a high degree of autonomy; confident making decisions and progressing matters without requiring day-to-day direction.

Excellent written and verbal communication skills, with the ability to produce clear reports and correspondence.

Strong numeracy and analytical skills; comfortable working with financial data and budgets.

Proficient in Microsoft Office, particularly Excel and Word.

Experience of integrating new technology, including Ai.

Experience of managing refurbishment or capital projects.

Familiarity with planning processes and requirements.

Experience of undertaking development appraisals and site assessments.

Commercially astute, with the confidence to identify opportunities and make recommendations to drive value.
