**Project Manager – Construction & Renovation (Rye, East Sussex)**

**About the role**
ARC (www.arc.club) has recently acquired three buildings in Rye, all requiring full renovation. Total construction value across the programme is circa £2m. All three sites are within walking distance of each other in the town.
We are taking a construction management approach rather than appointing a main contractor. We're looking for an experienced Project Manager to run the programme end-to-end – managing the sites, procuring and contracting the trades directly, and driving the projects through to completion.
**What you'll be doing**
- Running three concurrent renovation projects from pre-start to handover
- Procuring and managing sub-contractors and trades on a work-package basis
- Scoping, tendering, contracting and valuing each package
- Programming and sequencing trades across the three sites
- Managing budgets and reporting cost against forecast
- Day-to-day site management, quality control and snagging
- Owning health & safety / CDM compliance on site
- Liaising directly with ownership on progress, cost and decisions
**What we're looking for**
- Proven experience delivering projects via a construction management / trade contractor route (not main contractor oversight)
- Hands-on construction background – ideally a trades or site management origin before moving into PM
- Strong existing relationships with tradesmen and sub-contractors in East Sussex / Kent (or proven ability to build a local supply chain quickly)
- Experience renovating period or listed buildings is a significant advantage
- Confident with work package procurement, contracts, programming and cost control
- SMSTS or equivalent H&S / CDM competence
- Client-side mindset – comfortable working directly to an owner without the buffer of a principal contractor
- Full UK driving licence
