As Regional Facilities Manager, you’ll play a crucial role in bringing that magic to life. This role will look after 4 hotels in and around Portsmouth and the Isle of Wight, so you'll ideally live in this area.
The Regional Facilities Manager will be based from their hotels 3 days a week, then will work flexibly as needed .
The Regional Facilities Manager provides regional leadership for property, maintenance and grounds standards across a defined portfolio of hotels. The role ensures all sites are safe, compliant and maintained in line with brand expectations, while protecting long-term asset performance.
Working closely with Property Managers, General Managers and the Hub Property team, the role drives planned preventative maintenance, effective governance and cost control. A key focus is statutory compliance, sustainability performance and consistent guest-facing presentation across the estate. Through strong leadership, commercial oversight and proactive improvement planning, the role supports operational resilience, guest satisfaction and long-term business outcomes.
Responsibilities:
- Facilities Management: Accountable for the day-to-day operation, maintenance and performance of assigned hotel properties, ensuring safety, compliance, operational efficiency and guest satisfaction. Deliver strategic maintenance plans across the cluster, including structured planning and programming of PPM using agreed systems and tools. Support Property Managers, maintenance and grounds teams, ensuring brand standards, policies and legal compliance are delivered, monitored and accurately recorded.
- Planned Preventative Maintenance (PPM) & Site Oversight: Ensure consistent delivery of PPM programmes across all properties, supported by monthly strategic PPM hotel visits as a minimum. Complete audits, action plans and follow-ups using the agreed audit system, ensuring completion is tracked and standards are upheld.
- Grounds & External Presentation: Support grounds teams to deliver high standards of outdoor presentation across all sites, ensuring external areas meet brand and seasonal expectations. Implement structured landscaping plans and presentation reviews, monitoring façades, access routes and first impressions through proactive maintenance and guest-focused improvements.
- Regional Best Practice & Standards Improvement: Work collaboratively with Property Managers and site teams to embed best practice, troubleshoot operational issues and elevate standards across all locations. Champion alignment between guest experience, property presentation, functionality and safety.
- Team Leadership & Development: Recruit, manage and lead Property Managers, maintenance and grounds teams and contractors across the region. Build capability through coaching, training and structured support. Complete performance reviews, development plans and regular one-to-ones in line with Warner policies.
- Budget & Commercial Management: Accountable for cluster-wide facilities budgets, including repairs and maintenance, utilities, contract maintenance and capital maintenance. Ensure cost-effective delivery while maintaining property standards. Forecast in-year spend and future budget requirements to support business strategy and growth.
- Utilities, Sustainability & Net Zero Delivery: Drive utilities performance across the estate, supporting Green Team activity and reducing energy consumption. Deliver consumption savings, report performance data and contribute to longer-term Net Zero sustainability planning through practical initiatives and engagement at property level.
- Supplier & Contractor Management: Establish and maintain strong relationships with external suppliers and contractors, ensuring quality delivery, value for money and contractual compliance. Lead contractor performance reviews and support tender processes where service changes are required. Drive innovation through industry best practice, technology and effective use of centralised systems.
- Safety, Compliance & Governance: Ensure all hotels comply with local, brand and legal regulations, including health and safety, food safety and statutory compliance requirements. Maintain safe and secure environments for guests and teams, taking accountability for audits, action planning and compliance follow-up across the cluster.
- Reporting, Systems & Documentation: Maintain accurate records of maintenance activity, inspections, repairs and compliance. Provide regular reporting to the Head of Property and Warner leadership. Ensure completion of capital requests, process documentation, monthly audits of capital spend and purchase order governance, using agreed systems including Transcendent.
Behaviours, Skills & Experience

Strong understanding of multi-site facilities management, maintenance delivery and compliance within hospitality or guest-focused environments.

Knowledge of statutory health and safety requirements, contractor governance and planned preventative maintenance (PPM).

Awareness of utilities management, sustainability expectations and external grounds/estate presentation standards.

Strong commercial and operational judgement, balancing cost control with guest-critical property standards.

Excellent planning, problem-solving and prioritisation skills across complex maintenance programmes and competing site needs.

Confident communicator, able to influence stakeholders and use CAFM systems, reporting tools and BMS data effectively.

Proven experience in a regional or multi-property facilities, property or asset management role.
